Leasing Associate Location: Carlsbad, CA | Job Type: Full-time, In-Office Industry: Commercial Real Estate | Reports To: Vice President of Leasing Compensation: $65,000 - $75,000 base salary + bonus based on a share of leasing commissions About Capstone Advisors Now in our 29th year, Capstone Advisors is a privately held real estate investment and development firm known for its entrepreneurial spirit and collaborative culture. The Opportunity We are seeking a motivated Leasing Associate to support leasing and marketing activities across our commercial property portfolio. This role will negotiate lease transactions, coordinate with third-party brokers, analyze lease economics, and assist with marketing vacant spaces. Key Responsibilities Lease Negotiation & Transaction Support
Draft proposals and Letters of Intent (LOIs) for new and renewal tenants for VP of Leasing review. Work with legal counsel to prepare and negotiate leases, amendments, and assignments/subleases. Review tenant business plans and financials to assess viability and prepare lease recommendations for senior management. Ensure completed lease packages are executed and transitioned to property management for tenant onboarding. Leasing Support & Marketing
Support the preparation of marketing materials, property listings, and brochures. Track and update leasing activity reports; attend weekly review meetings with senior management. Attend bi-weekly calls with third-party leasing brokers and help monitor their performance. Conduct property and vacant suite walkthroughs with VP of Leasing to assess readiness and marketability. Assist in preparing financial analyses, including net effective rent and NPV, to support leasing recommendations. Help track lease expirations and assist with tenant retention and renewal strategies. Coordinate with property managers and construction managers to scope and price landlord work. Stay current on competitive properties, rental rates, and market trends; compile data from brokers and industry sources to support leasing strategies. Support coordination between project managers and property managers on tenant improvements, contingencies, and lease commencement matters. Industry Engagement
Represent Capstone Advisors at industry events and brokerage functions to promote our assets. Cultivate strong relationships with local and national brokerage communities to promote Capstone Advisors assets. What Were Looking For
2+ years of commercial leasing, brokerage, or related real estate experience (retail and/or industrial preferred). Bachelors degree in business, finance, real estate, or a related field preferred. Strong understanding of lease proposals, lease structures, and basic real estate financial analysis. Proficiency with Microsoft Word, Excel, CoStar and real estate technology platforms (Yardi experience a plus). Excellent written and verbal communication skills. Highly organized, detail-oriented, and able to manage multiple priorities in a deadline-driven environment. The Capstone Culture
