About The Role We have an opportunity for a Senior Site Manager to join our Central Region on a permanent basis, based at Ransome Road, Northampton.
The Senior Site Manager will oversee the construction of a development, including all related pre- and post-housebuilding works, ensuring targets are met regarding Health and Safety, project delivery, quality, customer care, and budget.
Responsibilities and Duties
Lead and support the Site Team during pre-construction and construction phases
Ensure service delivery meets financial targets within the approved budget
Ensure compliance with Health and Safety standards, NHBC standards, building regulations, and quality standards
Implement quality control procedures to rectify defects promptly, avoiding additional costs or delays
Monitor and control production costs, approve payments to contractors and trades
Conduct plot inspections with local authorities or NHBC, taking corrective action as needed
Coordinate with internal departments, suppliers, and partners to meet build schedules
Manage labor and resources on-site to deliver the build program efficiently
Ensure the construction team is well-resourced and clear on responsibilities, providing support as needed
Conduct toolbox talks and on-site briefings
Maintain high standards of site presentation
Perform New Home Demos with Sales Advisors and customers, addressing questions and issues before legal completion
Collaborate with sales teams to ensure smooth home delivery
Exemplify professionalism in health and safety, organization, conduct, and quality
About You
NVQ Level 6 in Construction Site Management or equivalent
CSCS – Black Management / White Academic
SMSTS certification
First Aid at Work certification
Willingness to obtain BREGS and Fire Safety certifications during probation
Environmental Supervision in Construction (SSP/SEATS)
Understanding of NHBC, LABC, or Premier standards
Proven experience overseeing residential development projects
Experience managing contractor agreements and liaising with supervisors
Track record of achieving contractual KPIs and stakeholder requirements
Knowledge of managing Profit and Loss accounts in a PFI environment
Experience managing build programs and site priorities under challenging conditions
Deep knowledge of construction, housebuilding, and relevant legislation
Ability to deliver weekly targets through effective team management
Excellent communication and leadership skills
Experience handling customer relations and resolving issues in residential building
Hold a Full UK Drivers Licence
