The Opportunity

- We have an opening for a collaborative, driven and experienced individual to join our team as a Sr Estimator. The Estimator provides accurate and detailed estimates on time to support Multifamily Projects.

Responsibilities

Oversee that complete and accurate material take-offs are performed for all items of work.

Create all scope sheets for potential bidders and create scopes of work for bid tabulation sheets.

Handle general contractor and subcontractor solicitations and qualify quotes.

Prepare milestone budgets during preconstruction process.

Develop conceptual estimates and manage estimate schedules and resources.

Maintain cost histories and pricing data.

Produce design evolution and value engineering logs.

Mentor and develop estimators.

Coordinate estimating process with Chief Estimator and Estimator and provide feedback on project pricing issues.

Collaborate with construction and development managers.

Develop qualifications and assumptions for estimates and present comparisons of current estimates versus previous.

Follow company and departmental procedures and policies.

Maintain the construction documents, such as trade associate files and plan rack.

Resolve problematic situations and communicate desired objectives to subcontractors, managers, consultants, associates, customers and other business-related professionals.

Offer technical expertise during the design and construction process.

What You Need for this Position

Bachelor's degree in construction management, engineering, architecture, or related field of study.

10+ years of experience in estimating, preconstruction, or equivalent at the GC level (preferably with demonstrated experience on projects up to 100+ units and building in California).

5+ years of direct estimating and quantity take-off experience (preferably on ground-up podium and other Type-I builds).

Working knowledge of Excel spreadsheets, Word processing, and MS Project.

Experience with estimating software such as WinEst.

Must be familiar with conceptual, detailed, and self-perform estimating.

Responsibilities

Provide both Rough Order of Magnitude (ROM) budgets and detailed cost proposals.

Obtain subcontractor and vendor quotes and other relevant documentation, vet and review, and appropriately file in Company Dropbox and include in budgets/proposals.

Utilize company sales and estimating templates for document creation.

Draft RFIs during the bidding process and ensure adequate responses are received.

Compose detailed scope of work for budgets/estimates and create detailed Gantt chart schedules to accompany budgets/proposals. Deliver budgets, estimates, schedules on time.

Gain input from stakeholders to understand requirements and potential risks (subcontractors, vendors, internal production team, etc.). Conduct site walks with key players as needed. Create client-facing proposal packages.
