Assistant Service Manager

Our national multi‑family management company seeks an experienced Assistant Service Manager with a “Whatever it Takes” attitude to oversee the physical property, general maintenance repairs, apartment make‑ready, preventive maintenance, and construction/rehabilitation projects for an apartment community. The ideal candidate must also be able to handle groundskeeping and pool duties as needed.
Responsibilities
Respond to resident and management requests and work orders.
Identify and correct hazardous property conditions to protect the property.
Perform preventive maintenance on equipment and units.
Prepare vacant apartment units for move‑in.
Handle groundskeeping, snow removal, and pool duties as required.
Qualifications
HVAC/Freon Recovery certification or ability to become certified within the first 6 months.
Training in household repairs, plumbing, and mold detection/resolution preferred.
Certified Apartment Maintenance Technician (CAMT) preferred.
City or state permits to perform pool operations required.
Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry, and electrical repair.
Proficiency with common maintenance tools (e.g., meter, recovery machine, manifold gauges, spray paint rig, cordless screwdriver, drill, air conditioner, boiler).
Excellent interpersonal skills and ability to communicate with residents, vendors, contractors, employees, and clients.
Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, irrigation systems, OSHA requirements, and local, city, and state ordinances.
Must supply own hand tools and be proficient in reading and writing in English.
Additional Information On‑call required. Saturday on‑call may be required. Snow removal required.
