Job Title Facilities Engineering Manager - Class A Portfolio
Job Description Summary Primary Purpose of Position: Lead, execute and monitor initiatives related to ensuring the efficient operation and maintenance of the mechanical, electrical, plumbing, elevator, and energy management controls systems in the assigned portfolio. Provide mentoring and coaching to multiple tradespeople to develop a highly effective workforce for the client.
Essential Functions
Manage all aspects of facility maintenance operations and initiatives for a Class A Office Tower.
Assist Regional Engineering and Property Management in developing scope and bid engineering related services or CAPEX projects.
Provide constructive feedback to engineers, architects and contractors on scope, detail, liabilities, hazards and efficiency of MEP systems for tenant improvement and new construction projects.
Operate and maintain all building systems (HVAC, water treatment, electrical, lighting, plumbing, elevator, energy management) ensuring first‑class condition.
Conduct periodic inspections and audits for compliance with service call programs, preventive maintenance, loss control, safety and hazardous materials, OSHA and water treatment requirements.
Ensure compliance with all code‑required testing and maintenance (NFPA 70E, NFPA 92, ASHRAE 188, ACM O&M).
Maintain comprehensive files of operations and maintenance manuals, blueprints, loss prevention activities, safety training, material safety data sheets and other documents.
Inspect MEP machinery and rooms to ensure good housekeeping and safe working conditions.
Provide MEP and energy management input for annual operating budgets and 5‑year capital plans.
Monitor contracted maintenance and repair activities for conformance to building policies and standards.
Suggest and implement improvements to operating or energy efficiency using energy‑tracking software.
Review emergency operational procedures, control‑center logs and coordinate action plans.
Provide technical assistance and direction to engineering staff and assist in training less‑qualified staff.
Develop and maintain operating budgets.
Internal and External Contacts
Interact extensively with tenants, vendors, contractors and other employees within the assigned portfolio.
Non‑Essential Functions
Assist in the administration of the property’s impairment and loss prevention program.
Perform other duties as assigned.
Requirements and Qualifications
Minimum of 10 years of operational experience with 5+ years in facilities in a commercial real‑estate setting.
Accredited technical school, military, or college certification in HVAC and/or Operating Engineering Technologies (or equivalent training).
Commonwealth of Massachusetts trade license preferred.
Working knowledge of Building Automation Systems, Microsoft Windows, Excel, Blue Beam, Procore.
Strong leadership, management and delegation skills.
Strong technical and problem‑solving abilities.
Ability to multitask, resolve conflicts and adjust priorities effectively.
Ability to work independently and motivate others.
Strategic thinking to align with business goals, objectives and budget constraints.
Ownership and determination to execute work to completion.
Familiarity with OSHA, NEC, NFC and life‑safety codes.
Compensation The compensation will range from
$165,750.00
to
$195,000.00
per year, depending on location, collective bargaining agreements, and candidate qualifications.
