Responsibilities

Manage commercial real estate properties located in the northeast section of the US (mostly NH, MA).

Oversee tenants, vendors, and contractors; perform on-site work and ensure COI are current and limits are in place.

Create RFP process and competitive bidding process; coordinate regular service contracts for new vendors.

Manage preventative maintenance schedule and coordinate with vendors for HVAC, electrical, plumbing, and life safety equipment and systems.

Provide prompt response to tenant maintenance work orders, complaints, and service standards to avoid tenant interruptions.

Ensure tenants are up to date with rent payments and apply legally permissible late fees to past due deadlines.

Support accounting department with CAM reconciliation, budgets, invoices, and contracts from vendors.

Perform variance analysis and participate in asset performance meetings as necessary.

Collect competitive vendor bids and make recommendations on scope and cost for scheduling and approval.

Respond to emergency situations (fire, equipment failure, sewer, roof leaks, etc.).

Utilize a proactive approach to drive profitability and support investment objectives.

Support budget process with Accounting /Finance team.

Visit and audit predetermined properties regularly.

Qualifications

Driver’s license and personal vehicle required for travel around the portfolio.

Education: BA or BS preferred.

3‑5 years of commercial real estate experience—industrial or retail preferred.

Knowledge of building systems, financial statements, operating budgets, CAPEX.

Strong commercial lease knowledge and an understanding of lease terms and costs.

Experience with Yardi, ShareFile, Microsoft Office Suite (Excel advanced).

Self‑driven, initiative‑oriented, and customer‑service focused.

Comfortable working in a changing environment; strong communicator.

Ability to travel 2‑3 days per week; occasional on‑call work after hours.

Must live in MA, NH, or ME—no relocation.
