Maintenance Supervisor – Full-time, 40 hrs/week
Location: North Park Village, 5801 N. Pulaski, Bldg. H, Chicago, IL 60646
Base Pay: $32.47/hour

Key Responsibilities
Supervise all maintenance services and maintain the community in good repair.
Establish and enforce preventative maintenance program and emergency callback rotation.
Respond to maintenance requests within 24 hours and emergencies immediately.
Maintain written records, appliance serial numbers, warranties, and service contracts.
Perform unit turnover services including painting, carpet, vinyl, appliances, blinds, repairs, and cleaning.
Coordinate outdoor contractors and maintain grounds, sprinkler systems, lighting, parking, sidewalks, and roadways.
Develop emergency evacuation plan and manage safety procedures with local fire department.
Assist in staff training on maintenance programs and comply with union guidelines.
Required Qualifications
EPA Universal License Type I, II, or III and certification in one or more of Advanced Air Conditioning, Plumbing, Electrical, Boiler, Fire Protection Systems, Heating, Pool Maintenance, or Locksmith.
Certified Manager of Maintenance (completed within first year of employment).
Five (5) years’ supervisory experience in building maintenance/construction.
Fluent in primary language of property location (English or Spanish).
Hands‑on knowledge of all facets of building maintenance and ability to read blueprints, schematics, and operating manuals.
Understanding of working with elderly and handicapped residents.
Valid state‑issued driver’s license.
General Description Perform and supervise all maintenance services for the community in accordance with EHDOC policies and procedures. Carry out duties assigned by Maintenance Engineer, Community Manager, Regional Manager. Maintain building(s) in good repair, free from hazards, and maintain emergency systems. Establish 24‑hour/7‑day callback rotation and maintain records. Oversee outside contractors and maintain grounds and common areas. Develop evacuation plan with Community Manager and local emergency department. Assist in training staff and maintain diplomatic relationships with residents, staff, contractors, and officials.
Line of Authority The Maintenance Supervisor reports directly to the Community Manager (or Building Engineer if applicable), the Regional Manager, and EHDOC for all duties described herein and any additional duties delegated from time to time.
