Commercial Purchasing Manager – Construction at Megatel Homes

Base pay range: $115,000.00/yr – $125,000.00/yr

Responsibilities

Lead the purchasing process for all aspects of resort‑style amenity center construction, from pre‑construction through project closeout.

Collaborate with internal teams (construction, architecture, design, and development) to align purchasing strategies with design specifications, quality standards, and budget constraints.

Identify and qualify suppliers, subcontractors, and manufacturers with experience in hospitality‑grade and commercial‑level finishes and amenities.

Negotiate contracts, pricing, terms, and delivery schedules with vendors and subcontractors.

Issue and manage Purchase Orders (POs), change orders, and procurement schedules in alignment with project timelines.

Monitor market trends, material availability, and lead times to proactively manage procurement risk.

Maintain cost tracking and forecasting tools to ensure budget adherence and provide regular reporting to leadership.

Ensure compliance with company policies, safety standards, and applicable laws and regulations.

Participate in value engineering efforts to reduce costs without compromising quality or design intent.

Coordinate with construction managers and site superintendents to ensure timely delivery of materials and services.

Qualifications

Ability to read and understand complex plans and specifications including Civil, Architectural, and Landscaping plans.

Knowledge of civil engineering, structural designs, and means and methods of construction is highly recommended.

Bachelor’s degree in construction management, supply chain, business, or related field preferred.

5+ years of commercial/residential construction purchasing experience, with specific focus on resort‑style amenities or hospitality projects.

Strong knowledge of building materials, FF&E, MEP systems, and commercial construction trades.

Proven ability to manage and train team members effectively in construction procurement methods.

Proven ability to manage budgets, vendor relationships, and contract negotiations.

Familiarity with construction management software (e.g., Procore, Buildertrend, Sage, or similar).

Excellent organizational, communication, and problem‑solving skills.

Ability to work independently and in a collaborative team environment.

Preferred Skills

Experience in large‑scale master‑planned communities or resort developments.

Working knowledge of ADA, IBC, and applicable commercial building codes.

Relationships with vendors and contractors in the amenity/hospitality construction space.
