Job Description Summary:
Overall management of construction projects to ensure successful completion.
Position Responsibilities and Duties:
Perform all responsibilities of Assistant Project Manager and Project Engineer (refer to respective descriptions).
Estimate and establish project budgets and contract prices (GMP/Lump Sum).
Negotiate cost-effective subcontractor and material purchases.
Set up and implement job procedures to ensure timely buyout, shop drawing approval, and material delivery.
Maintain project schedule.
Develop and maintain good relationships with Owners, Architects, and Subcontractors.
Work with the Superintendent to develop and implement safety plans and procedures.
Maintain accurate and timely reports to management.
Manage, train, and supervise project team per company policies.
Organize regular meetings with management and subcontractors.
Review contract conditions and ensure compliance.
Supervise documentation of significant project events such as accidents, delays, and Change Orders.
Direct preconstruction services and activities.
Negotiate, prepare, and issue subcontract bid packages.
Assist with business development and participate in job interviews.
Maintain quality control to ensure project integrity and excellence.
Support estimating staff with bid items.
Avoid or mitigate claims and conflicts.
Complete all project close-out procedures.
Conduct warranty follow-up (1-year warranty walks).
Ensure project completion with full or enhanced fee.
Perform other assigned responsibilities.
Minimum Skills or Experience Requirements:
Aviation Experience Required.
Degree in Engineering, Construction Management, Architecture, or equivalent experience.
Field construction management experience (5-8 years), including supervisory skills.
Leadership ability.
Problem-solving skills and a strong sense of urgency.
Organizational and communication skills.
Drafting and computer skills.
Basic knowledge of contract law and project accounting.
Thorough understanding of project management systems (scheduling, cost control, procurement, estimating).
