Summary / Objective ACI\'s Project Manager (SPM) - MEP oversees all aspects of planning and implementing the delivery of our commercial construction projects, including Mechanical, Plumbing, Sheet Metal, HVAC, Electrical, Fire Protection (sprinkler), and our respective subcontractors. PMs are knowledgeable in the design and construction of MEP systems and will review plans and specifications for design and constructability issues. A successful ACI SPM is the team leader and will ensure a project meets its financial goals. PMs possess the soft skills required to work with unique personalities in the construction environment and overcome challenges on large projects. PMs uphold the quality program across all projects.
Essential Functions
Builds and maintains positive relationships with internal project teams, customers, subcontractors, and key vendors
Maintains positive morale on the project site
Coordinates with internal departments (pre-construction, sales, safety, purchasing, CAD/BIM, fabrication shops) and client personnel to:
Develop and maintain construction plan and schedule
Scope vendor quotes and purchase equipment/material
Scope subcontractors and issue subcontracts
Provide guidance for the fabrication schedule
Monitors key metrics daily (manpower, material/equipment deliveries, etc.) and mentors site leadership to support timely execution within budget with no defects or accidents
Prepares, monitors, and maintains project budgets; reports key metrics to senior management
Creates Revenue Forecasts, Schedule of Values, Cash Flow analysis, and other financial analyses
Identifies changes in scope, prepares pricing, and submits potential change orders to customers
Develops recovery plans to bring a project back on track for safety, quality, or production issues
Acts as liaison with prime client and architect/engineer contacts to facilitate construction activities
Distributes final requirement documentation to subcontractors
Schedules all required construction meetings with required personnel, subcontractors, architects, and owners
Attends client, architect pre-bid, project and close-out meetings
Plans, organizes, and maintains/staffs key team positions through department heads or trade managers
Establishes project objectives, policies, procedures, and performance standards within corporate policy and client direction
Monitors staffing needs, evaluates performance, and addresses employee relations as warranted
Makes decisions and recommendations impacting client relationships and project profitability
Performs other duties as assigned
Supervisory Responsibility Yes
Qualifications
Bachelor\'s degree in Mechanical Engineering or related field, and about 7–10 years of experience; or equivalent combination of education and experience
Excellent communication and interpersonal skills
Ability to apply innovative and effective management techniques
Proficient in Microsoft Office Suite
Self-starter, able to work with minimal supervision, follow written and oral instructions, attention to detail, and problem-solving skills
Adhere to all company policies and procedures
Available to work as assigned
Work Environment & Physical Demands Work Environment:
May involve varying temperatures (indoor/outdoor), inclement weather, heat, humidity, cold, and dampness; exposure to moderate/high noise; fumes or airborne particles; confined spaces or high heights.
Physical Demands:
May lift up to 50 lbs; climb, bend, reach, stand/walk for long periods; color vision and depth perception required.
Travel May require travel (typically not overnight).
Preferred Qualifications
Lean six sigma black belt certification
Familiarity with the BIM process
Experience with Procore - Project Management System
Prior military experience
