Overview
The Role As a Maintenance Technician, you will be responsible for keeping the apartment complexes and commercial properties up and running. This includes general repair, maintenance updates, and at times, more complex tasks such as basic troubleshooting and identifying HVAC, Plumbing, and electrical needs. Our company currently outsourced these trades although it is imperative that you have the ability to quickly decipher which trade is needed and when. Responsibilities
Perform general tasks such as replacing countertops, drywall, painting, flooring, and other items in a unit to make it "like new". Ensure that the property is safe and maintained properly, conduct routine visual inspections of the exterior and interior of buildings, grounds, facilities, and equipment; determine whether repairs or maintenance are needed; follow up with residents’ work orders, as directed by the Property Manager or Facilities Director. Prepare interior and exterior surfaces for painting; use correct application techniques and tools; ensure all surfaces, equipment, and materials are clean when finished. Conduct apartment inspections and coordinate the assignment of maintenance personnel to restore the unit to a “like new” condition. Assist in keeping site grounds and landscaping neat and clean and repair/replace concrete and asphalt walks and drives when needed. Candidate Must Have
A high school diploma or GED 3+ years of experience in apartment maintenance or a trade-related field Ability to identify and troubleshoot common problems related to: Electrical, Plumbing, Appliances, HVAC Willingness/desire to learn Knowledge of maintenance safety procedures Desire to help people, positive attitude and mindset Ability to be on-call as part of a 24-hour emergency maintenance call schedule at a site (or at multiple sites) for emergencies only Physical
Lift up to 50 lbs; shovel or lift continuously for up to 4 hours at a time Work in tight spaces; stand for up to 4 hours at a time Safely climb ladders up to 26 ft Ability to plow when needed or willingness to learn Benefits
