Senior Lease Administration & Compliance Manager Core & Main, a leader in advanced infrastructure solutions, is seeking an experienced Senior Lease Administration Manager to support its national real estate lease portfolio. The role reports directly to the Senior Director of Real Estate and focuses on creating best‑in‑class lease administration processes, ensuring lease data integrity, and collaborating with cross‑functional partners.

Responsibilities

Own the rent roll review and variance review process in cooperation with lease accounting to ensure accurate and timely rent payments.

Abstract new and modified lease contracts into the lease administration database, calculate lease payments, abstract critical clause data, and highlight relevant clauses for ongoing compliance.

Review all landlord invoices against lease requirements and lead annual NNN reconciliation efforts and desktop audits.

Communicate with landlords and stakeholders on rent commencements, renewals, lease assignments, and other lease‑related items.

Implement key lease compliance and portfolio management tracking processes and identify and implement key lease administration SOPs and operational baselines.

Support integration of M&A leases into the portfolio, including collecting all pertinent legal paper trails, vendor set‑up forms, and W‑9s pre‑and post‑closing.

Analyze, interpret, abstract, and audit lease agreements and underlying legal documents for accuracy and compliance.

Resolve landlord and lease‑related disputes/issues, facilitate landlord approvals or escalations to legal as needed.

Review estoppels and SNDAs or other requests from landlords in a timely manner.

Investigate third‑party requests related to landlord disputes, violations, condemnations, lender requests, etc., and provide recommendations for resolution.

Ensure accurate and comprehensive records in the lease administration database.

Work closely with third‑party brokers, legal, accounting, tax, insurance, operations, FP&A, field leadership, and other partners to support the organization’s real‑estate portfolio needs.

Draft documents such as formal notice letters to landlords, letters of commencement (LCDs), estoppels, and more.

Qualifications

7+ years of experience in tenant or landlord commercial lease administration (industrial lease experience a plus).

Familiarity with full‑cycle lease administration and lease accounting software.

Experience managing third‑party lease administration programs (a plus).

Other

Strong analytical, problem‑solving, and communication skills.

Strong process orientation with excellent organization skills, thorough attention to detail, and ability to prioritize multiple competing projects and deadlines.

Working knowledge of commercial real‑estate leases and lease accounting.

Strong written and verbal communication skills and ability to work effectively with people at all levels of the organization.
