$29.20–$35.69 per hour Benefits:

The Maintenance Technician will conduct routine, preventative, and emergency repairs across properties. Responsibilities

General: Serve as a field representative of the LIHI maintenance department. Represent LIHI professionally (appearance, attention to detail, jobsite cleanliness, customer service, safety). Document and record all work, purchases, travel, accidents, and related items in a timely, professional manner. Participate with maintenance personnel in on-call duty planning, including evening/weekend emergency pager responsibilities. Roving duties as assigned. Technical: Perform regularly scheduled, turnover and emergency maintenance tasks on properties (inspections, carpentry, drywall repair, painting, electrical work, appliance troubleshooting and repairs, plumbing, finish carpentry, framing, lock work, and general handyman duties). Handle construction and special projects (renovations, remodels, concrete/brick work, siding, roofing, electrical upgrades, plumbing upgrades). Maintain all mechanical equipment in good condition. Maintain property grounds and landscaping. Assist development with punch lists, due diligence, walkthroughs, warranty work, and special tasks as needed. Follow PPE protocols; keep work areas clean and organized, including shop and storage areas. Flexible work hours based on tasks, vendor appointments, inspections, or special projects. Complete work timely and professionally. Perform regular janitorial duties (common areas, grounds, curbs, trash/recycling prep for pickups). Managerial: Coordinate bids on large projects and supervise subcontractors as needed. Evaluate properties for proactive maintenance and identify issues early. Meet with property managers to ensure clear communication and budgeting support. Record inspections and maintenance on forms accurately and timely. Prioritize work to minimize vacancy loss and property damage; provide resident services. Order supplies within the maintenance budget. Use online software for timecards, requests, and reporting; manage receipts and reimbursements. Engage in online training (e.g., Grace Hill) and meet deadlines; review/respond to emails daily. Daily check-ins with Maintenance Deployment Manager and/or Facilities Director. Qualifications: 4 years of building maintenance experience (carpentry, electrical, plumbing). Knowledgeable in repairs of doors, walls, floors, plumbing, fixtures, appliances, locks, etc. Experience working with a diverse population. Excellent communication and interpersonal skills. Regular access to a vehicle and general maintenance tools. Proficiency in MS Excel, MS Word, Google Docs/Sheets, and company email for timesheets and monthly reports. Must pass criminal background checks and drug screening. Preferred Qualification:
