Overview

The Project Manager is responsible for the overall leadership and management of the project, in a role and reporting structure as designated for the project. The Project Manager is responsible for the overall administration of the project, including subcontracting, procurement and purchasing of trades and vendors, design management, client management, scheduling, documentation, meetings, reports, document control and management, and cost management, including budgets and internal cost reporting, profitability, subcontractor and vendor payments, owner billings, and change orders. The Project Manager collaborates closely with the Superintendent in a role as outlined in the organizational and reporting structure. The Project Manager serves as the primary liaison with the Client and Design Team, and subcontractors. This position is generally located on the project site full-time.

This role will focus on Mechanical, Electrical, and Plumbing systems (MEP).

General listing of job duties and responsibilities The following is a general listing of job-related duties. Position is generally located on the project site full-time.

Review of and assistance with the budget/estimate for complete understanding of the project scope and budget. Establishment of project budget cost coding breakdown and enter in JDE.

Develop and assist with bid-package scope-of-work with Preconstruction Team.

Reviews of all subcontractor and vendor bids and perform procurement by the de-scoping and interviewing process in collaboration with preconstruction and the project team.

Prepare detailed scopes of work for all subcontractors and purchase orders (including all schedule requirements and any other obligation required by the subcontractor or vendor), issue and execute the formal agreements (within limits of authority). Ensure Superintendent and all staff are familiar with subcontractor work scopes.

Conduct preconstruction meetings with all subcontractors as they begin work on site. Meetings cover project procedures, safety rules, contract document requirements, schedule and quality expectations.

Develop, with the Superintendent, a rolling punch list of substandard and deficient work items to be corrected in a timely manner with the goal of achieving a zero-punch list at project completion. Understand Owner needs and educate the Owner on expectations.

Ensure all construction activities comply with the Boeing Project standards.

Coordinate with engineering teams to integrate specialized equipment and systems.

Thorough review and understanding of the Owner's contract to ensure compliance with all contractual requirements.

Collaborate with superiors to ensure proper project staffing.

Establish the project procedures and execution plan.

Work with the Superintendent and subcontractors to prepare the overall detailed project schedule. Ensure the schedule is incorporated into subcontracts and purchase orders. Update the schedule regularly and monitor critical path activities. When the project is 90% complete, assist in preparing Work Completion Lists.

Establish the project document control system, including RFIs and shop drawing control and management.

Responsible for the overall communication and documentation on the project, including the filing system, letters, emails, meeting minutes, correspondence, and all reports.

Attend weekly subcontractor meetings and prepare minutes and follow-up; participate or lead as project responsibility dictates.

Provide leadership in meetings with Owner/Architect, with required minutes and documentation.

All aspects of cost and profitability management, including change orders, internal cost coding, profitability analysis, and related logs, reports, and tools.

Approval of subcontractor and vendor billings and invoices for payment after Superintendent approval.

Preparation and submission of monthly billings to the Owner.

Monitor labor, material, and equipment costs with Superintendent to maintain budget. Prepare monthly status and progress reports.

Review safety program on site with Superintendent to ensure compliance.

Develop relationships with clients for potential repeat business. Participate in business development activities and assist in proposal preparation and client relations.

Provide leadership in professional development of subordinates and conduct timely performance evaluations; mentor as needed and maintain effective client communication.

Perform all closeout documentation required.

Education and experience

BS/BA degree in engineering, architecture, or construction management.

Proven prior success at Assistant Project Manager level, or equivalent role; operating at Project Manager I level.

Minimum five (5) years in the construction industry, with at least two (2) in the position of Assistant Project Manager.

AVIATION, AEROSPACE and/or INDUSTRIAL experience a PLUS!!

Knowledge and skill requirements

Those of Assistant Project Manager plus: sound understanding of essential job functions and duties of Superintendent and general understanding of Senior Project Manager.

Competent with Procore or similar PM software and relevant profitability forecasting and reporting systems (JDE).

Planning and scheduling; cost control.

Additional leadership skills, management and leadership styles, conflict resolution, negotiation techniques, and managing workforce diversity.

Physical requirements:

Ability to perform physical activities such as climbing, lifting, balancing, walking, and handling materials.

Ability to wear boots, required PPE, follow safety policies, and walk the project site.

Must be able to work in various weather conditions, including extreme heat and cold.

Capable of standing and walking for extended periods.

Ability to lift and carry up to 50 pounds.
