Responsibilities Related Digital is seeking a highly experienced Senior Project Manager with a strong background in data center construction. This role spans all phases of project development, from concept to turnover, requiring expertise in pre‑development planning, scheduling, design coordination, cost control, construction, commissioning, and stakeholder communication. The ideal candidate will be a strategic thinker and hands‑on leader, capable of managing complex projects while collaborating effectively with Related’s design, development, finance, marketing, and sales teams. This position will be based full‑time in Saline, MI.

Due Diligence

Support onboarding of consulting teams for thorough site due diligence.

Evaluate sites to ensure alignment with design requirements, identifying feasibility, risks, and constraints.

Strategy, Planning & Pre‑Construction

Develop and manage RFPs for consultant selection; oversee interviews and final recommendations.

Maintain a comprehensive project directory and communication plan.

Develop, review, and maintain the master budget and schedule.

Maintain a project risk log and lead periodic reviews.

Coordinate municipal permitting and entitlement processes with relevant authorities.

Lead RFP and selection processes for Construction Managers (CM); assist in contract negotiations.

Oversee procurement and subcontractor appointments; ensure accountability and quality standards.

Design Management

Lead design coordination efforts to ensure alignment with project goals.

Track and resolve design review comments and issues.

Identify design risks, constructability concerns, and cost implications.

Propose value engineering solutions to maintain budget and schedule.

Coordinate closely with design and contractor teams to avoid schedule slippage.

Project Scheduling

Maintain the master schedule, track milestones, and communicate updates.

Proactively address potential delays and recommend corrective actions.

Reporting

Develop and distribute regular project reports aligned with Related or customer standards.

Track and follow up on action items and stakeholder decisions.

Construction Management

Lead contract negotiations with General Contractors (GCs); ensure risk mitigation and clarity.

Oversee BIM coordination, site inspections, and construction meetings.

Perform regular site walks to ensure quality and adherence to plans.

Manage resolution of RFIs, submittals, and field issues; elevate as needed.

Coordinate equipment delivery, installation, and integration with internal teams.

Mediate minor construction conflicts and adjust internal milestones as required.

Budget, Cost & Procurement Management

Manage and track project budgets; ensure informed decision‑making with real‑time updates.

Review and approve invoices, claims, and change orders in line with work completed.

Oversee procurement of long‑lead items and track delivery and commissioning schedules.

Coordinate purchase of owner‑direct items (IT, AV, FF&E, etc.).

Lead contract negotiations and ensure timely execution of agreements.

Monitor insurance compliance and manage accruals, forecasts, and project accounting.

Commissioning

Lead and oversee all commissioning (CX) activities, including start‑up, testing, and issue resolution.

Attend all CX meetings and track open issues to resolution.

Approve final/substantial completion and participate in final walk‑throughs and testing as needed.

Closeout & Post‑Occupancy

Oversee punch‑list development and closure.

Coordinate final inspections and receipt of Certificate of Occupancy.

Ensure complete delivery of close‑out documentation and project turnover to operations.

Finalize all accounting, reporting, and documentation.

Qualifications

10+ years of experience in data center or mission‑critical construction.

Proven track record of managing full project lifecycles and leading cross‑functional teams.

Strong understanding of architectural, structural, and MEP systems.

Excellent communication, leadership, and problem‑solving skills.

Highly motivated, results‑driven, and entrepreneurial.

Degree in Construction Management, Engineering, Architecture, or related field preferred.

Compensation The anticipated base salary range for this position is $175,000 – $225,000. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.
