We are seeking an experienced property management professional with leadership, business and financial management, planning/problem solving and customer service skills to join our team. The Roving Property Manager oversees all operations of Aeon's apartment communities in the absence of a regular Property Manager and supports current management as needed. This includes keeping day-to-day operations running smoothly to minimize the financial impact of a potential vacancy. The Roving Property Manager ensures basic property management functions are completed and directs on-site personnel in the absence of regular supervisory staff. When a new regular Property Manager is hired, the Roving Property Manager may remain through onboarding, including training on Aeon's policies and expectations. They may also assist properties with active Property Managers where operational challenges require additional support. This position reports to the Portfolio Director. Key Responsibilities Include, But Are Not Limited To
Lead, motivate, and direct on-site team; provide and support ongoing training, coaching, and development to ensure staff are effective and successful. Address performance matters promptly and constructively. Conduct timely annual performance reviews for direct reports. Support team growth by encouraging participation in relevant seminars, trainings, and professional development opportunities. Use effective delegation skills to manage time and responsibilities efficiently. Ensure direct reports are trained and adhere to Aeon's policies and procedures; hold team members accountable for performance expectations. Partner with Aeon's Talent Acquisition team to ensure effective recruitment and hiring, to build an on-site team that delivers on Aeon's promises to residents and the community. Financial Management
Assist in developing annual operating budgets for assigned properties. Prepare and submit monthly financial variance reports. Support annual capital expenditure projections to protect and maximize assets. Monitor and collect on property receivables. Control expenses and optimize property profitability by managing to the annual budget. Physical Asset Maintenance and Supervision of Contractors
Oversee the maintenance and cleanliness of the property by guiding maintenance and cleaning teams. Monitor and ensure timely, accurate completion of work orders for resident units and common areas. Regularly inspect the property and promptly address hazardous conditions or liability concerns. Review vendor performance and invoices for quality, timeliness, and cost-effectiveness. Inspect apartment turns to confirm units are ready for occupancy and meet quality standards. Prepare and monitor quality inspections including REAC, Section 8, and MPHA. Leasing and Marketing
Achieve and maintain occupancy goals in alignment with organizational and budgetary targets; ensure marketing aligns with affirmative fair housing requirements. Collaborate with Marketing Department and external partners to support leasing efforts. Lead the full leasing process, including managing waitlists (where applicable), conducting property showings, processing applications, and completing move-in tasks. Maintain resident retention by timely completing lease renewals/recertifications. Affordable Housing Compliance
Meet with residents and complete housing eligibility certifications, following all steps in the affordable housing compliance process, ensuring accuracy and timeliness of certification files. Prepare for and execute property inspections with monitoring agencies. Assist Compliance Team by providing information and documents to keep property in compliance with outside funding/oversight agencies. Customer Service and Relationship Building
Ensure residents and guests are served in a positive, welcoming environment. Collaborate with Aeon team members and external parties to help residents maintain housing stability and support them in making a Home. Lead and model customer service strategies in a culturally responsive manner, considering differing needs and expectations of residents, team members, vendors, and community members. Administrative Management
Ensure quality employee selection, training, and performance to meet policies, procedures, and performance expectations. Ensure property files and records are accurately maintained in compliance with regulatory requirements and Aeon's internal policies and procedures. Skills & Qualifications
Significant experience leading a property management or closely related business team. Affordable housing experience (Section 8 and Tax Credit experience) is preferred. Proven track record of budgeting and increasing net operating income is a plus. Experience working with individuals affected by mental health, substance use, poverty, and trauma is a plus. Demonstrated ability to engage in culturally responsive interpersonal communication. Excellent communication skills and ability to maintain positive resident relations for strong retention. Resourceful, problem-solving, relationship-building, and alignment with Aeon's mission. Solid work ethic with ability to prioritize and execute a wide-ranging workload in a fast-paced environment. Commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts. A valid driver's license, reliable vehicle and vehicle insurance is required. Physical Requirements: ability to lift up to 10 lbs; reach above and below shoulder height; sit and stand for extended periods; conduct property tours and inspections; navigate multi-floor buildings; file documents and enter data; work in varying external weather conditions. This position has a pay range of $70,000 - $75,000 per year, depending on experience and skillset. This full-time role follows a Monday - Friday schedule from 8:30am to 5:00pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the assigned properties, with occasional work at Aeon's Central Office, training facilities, or other properties as needed. This position will participate in Aeon's property management on-call rotation, typically one week every 5 to 6 weeks. While on-call, the individual must be prepared to make timely and appropriate management decisions in response to urgent site needs or emergencies.
