1,000 SIGN ON BONUS Maintenance Supervisor
Base Salary: $36.00 - $40.00 hourly. Sign‑On Bonus: $1,000 (split over 60 and 90 days). Schedule Monday‑Friday with after‑hours on‑call shifts across three apartment communities.
Job Description Summary We are seeking a dedicated
Maintenance Supervisor
to join our team at
Blaisdell Apartments , a 151‑unit affordable apartment community located in
Minneapolis, MN . This position involves repairs and maintenance work that ensures the community meets the company's standards for cleanliness, appearance, safety, and overall functionality.
Key Responsibilities
Represent Investment Property Group in a positive and professional manner at all times.
Complete assigned work orders and preventative maintenance, diagnosing and repairing defects in accordance with policies, safety standards, and code requirements.
Manage the make‑ready process for vacant apartments, coordinating vendors, contractors, and supplies, completing maintenance tasks, and inspecting finished work.
Track and order material and equipment inventory, returning unused items and notifying the supervisor of re‑ordering needs.
Schedule and coordinate maintenance staff, collaborating with the Community Manager.
Provide training and monitor safe work practices, offering guidance and scheduling training as needed.
Assist with daily property inspections, identifying maintenance problems that require attention.
Follow the preventative maintenance schedule and perform repairs in vacant apartments to ensure proper operating conditions at move‑in.
Maintain professionalism, integrity, and respect when interacting with residents, team members, vendors, and stakeholders.
Maintain required reporting using property management software.
Qualifications & Requirements
1+ year prior experience as a Maintenance Supervisor at an affordable multi‑family apartment community of 100+ units.
Strong interpersonal, communication, and teamwork skills.
Exceptional time‑management and problem‑solving skills.
Ability to respond to after‑hour emergencies and participate in on‑call rotation.
Knowledge of plumbing, HVAC, and appliance repair.
Self‑starter with a positive attitude and attention to detail.
Valid driver’s license.
Employees must supply their own hand tools and be knowledgeable in safe use of tools and equipment.
Experience with Yardi preferred, but not required.
