Job Summary
This position is responsible for ensuring that the physical aspects of the property meet the company’s established standards and applicable laws. This includes safety, appearance, and operational efficiency, all within the budgeted financial goals. The supervisor leads the on-site maintenance staff, participates in diagnosing and repairing issues such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances. The role operates within and promotes an environment compliant with Fair Housing laws and Equal Employment Opportunity.
Primary Responsibilities
Provide excellent service to residents while maintaining the property’s investment.
Supervise Service Technicians, including delegating work, reviewing service requests, and training.
Troubleshoot daily service requests, prioritize, and ensure timely completion.
Prepare vacant units for new residents, ensuring they meet company standards and checklists.
Maintain pool/spa equipment, fitness equipment, and laundry facilities, if applicable.
Review vendor bids, schedule vendors, and manage contractor bids and schedules.
Track inventory, order supplies, code bills, and manage the budget.
Inspect all aspects of the property, including grounds, building, vacant apartments, and fire alarms, as part of preventive maintenance and curb appeal.
Collaborate with the Property Manager on capital improvement projects.
Schedule and track service requests, assist with issues, troubleshoot when necessary.
Be available for quick responses as per company policy, including on-call duties if required.
Attend and participate in staff meetings as needed.
Perform other duties as assigned by the Property Manager or Maintenance Manager.
