Job Summary The Construction Project Manager is a critical leadership role responsible for the successful planning, execution, and closeout of construction projects across all phases. This role drives project urgency, ensures exceptional quality, and delivers value by meticulously coordinating personnel, subcontractors, materials, and equipment. The Project Manager will ensure strict adherence to contract documents, maintain project schedules and budgets, and champion a culture of safety and excellence. This position requires a proactive leader with strong organizational, communication, and problem‑solving skills, committed to fostering strong relationships with clients, architects, and subcontractors.

Key Responsibilities

Provide comprehensive management oversight for construction projects from initiation to closeout.

Lead the project team, providing clear direction, resolving issues, and fostering a collaborative environment.

Review and thoroughly understand project drawings, specifications, and contract documents to identify critical path items and long lead times.

Develop, maintain, and promote buy‑in for accurate and detailed project schedules.

Proactively monitor daily project schedule progress, identify potential delays, and implement effective mitigation strategies.

Coordinate the work of multiple subcontractors across various project phases.

Oversee and provide guidance to Assistant Project Managers on schedule modifications and project tasks.

Conduct weekly project team meetings, manage agendas, and maintain accurate meeting logs.

Generate and issue regular internal and external project reports, including weekly progress reports, monthly cost reports, and owner updates.

Ensure proper administration and compliance of all subcontracts.

Assist in securing all necessary permits and approvals.

Manage day‑to‑day client interactions and expectations, ensuring high levels of satisfaction.

Build and maintain strong, collaborative relationships with subcontractors, owners, and architects, aligning with the company’s mission, culture, and vision.

Financial Management

Collaborate with the Estimating Department through the project buyout process.

Accurately forecast project revenue, profitability, and costs throughout the project lifecycle.

Proactively identify changes in project scope and ensure appropriate measures are taken for cost and schedule adjustments.

Thoroughly review all Request for Information (RFIs) and Change Orders (COs) before submission to the Owner/Architect.

Review all Internal Change Orders (ICOs) before issuance to subcontractors.

Oversee the RFI, Architect Supplemental Instructions (ASIs), and Request for Proposal (RFP) processes, tracking all changes meticulously.

Manage and achieve established revenue goals.

Quality Control & Assurance

Implement and audit quality assurance and control processes to minimize exposure and risk.

Conduct regular weekly site walks on your project and every unit to ensure quality standards are met.

Oversee the performance of all trade contractors, verifying adherence to contract documents, scopes of work, and industry regulations.

Ensure all inspections are completed on time, and inspection records are filed according to company policies and procedures.

Safety & Security

Champion a strong safety culture, ensuring all safety ordinances, policies, and procedures are strictly managed and enforced by the onsite project team.

Minimize exposure and risk by implementing and auditing comprehensive safety coordination and quality assurance controls.

Ensure project site security is effectively managed by the onsite project team.

Documentation & Communication

Create and submit a weekly Project Management report to the VP of Multifamily, Chief Operations Officer, and President.

Become thoroughly familiar with the terms and conditions of the Owner contract.

Review all schedules before distribution to ensure accuracy and completeness.

Oversee the distribution of drawings and updated drawings within the project management system Procore.

Proactively identify changes in project scope and ensure appropriate documentation and communication to all stakeholders.

Qualifications

Bachelor’s degree in construction management, Engineering, or a related field or equivalent experience.

10+ years of progressive experience in construction project management, preferably in multi‑family residential or commercial projects.

Proven track record of successfully delivering projects on time and within budget.

Strong understanding of construction methods, materials, and industry best practices.

Proficiency in project management software, Procore, CMiC, MS Project, and Microsoft Office Suite (Word, Excel, Outlook).

In‑depth knowledge of building codes, safety regulations (OSHA certification preferred), and construction contracts.

Exceptional leadership, communication (written and verbal), negotiation, and interpersonal skills.

Strong analytical and problem‑solving abilities.

Highly organized with keen attention to detail and the ability to manage multiple priorities in a fast‑paced environment.

Ability to read, interpret, and work from blueprints, specifications, and other construction documents.
