Position Summary
The Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall day-to-day maintenance of the interior and exterior of their Ashford Community. The incumbent is responsible for the maintenance, repair, and rehabilitation of the community in all areas related to the maintenance operations. Additionally, they must ensure the proper operation of all appliances, heating and cooling units, and light fixtures. It is their responsibility to anticipate, identify, and correct any problems involving the community and to implement processes and procedures that will prevent such issues. Daily responsibilities may include running work orders (electrical, plumbing, HVAC, etc.), appliance repairs, assisting with unit make-ready for future move-ins, pool maintenance/upkeep, and exterior maintenance. In addition, maintenance technicians often must respond to after-hour emergencies. Therefore, being on-call is part of the job responsibilities.
Essential Job Functions – Make Ready (60%)
Complete the make-ready process of vacant apartments as assigned by the Maintenance Supervisor.
Perform adequate level of carpentry work including repair of porches (stairs, decking, joisting, handrails, trim), walls, windows, siding, doors, and other carpentry work.
Inspect building facilities to identify building maintenance needs; complete inspection and preventative maintenance reports, recommend, prioritize, and perform corrective maintenance as required.
Install, maintain, and repair a variety of floor covering such as carpeting, tile, linoleum, and wood; experience with fabrication and installation of laminate countertops; experience performing repair of roof coverings such as composition, rolled, and shingle.
Read and interpret sketches, diagrams, and blueprints.
Ticket Runner – 20%
Responsible for the timely completion of all assigned maintenance service requests promptly.
Operate, maintain, and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, generators, pressure washers, landscape equipment; and various hand tools required for carpentry, plumbing, and other general maintenance.
Schedule and perform preventative maintenance on buildings.
Coordinate with the special projects team as directed by the Maintenance Supervisor or Director.
Assist in monitoring all work being performed by outside contractors as directed.
Responsible for 24-hour emergency maintenance service as scheduled and carrying a pager/cell phone as required for on-call maintenance.
Monitor and maintain all building systems as assigned.
Groundskeeping – 10%
Assist with community grounds work as directed by the Maintenance Supervisor which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas.
Assure safety standards are upheld and follow all company, local, city, state, and federal guidelines.
Assist with “trash-out” of vacant apartments as needed.
Administrative and Other General Tasks – 10%
Maintain inventory for cost-effective operations.
Responsible for alerting the Maintenance Supervisor and/or Community Manager of any unusual occurrence and/or damage that has taken place or that may occur.
Ensure compliance with all work-related activities in a fair, ethical, and consistent manner.
Maintain a professional and courteous manner with all vendors, contractors, and fellow team members.
Requirements
1-2+ years of experience in related fields of construction or maintenance/repair and/or training.
Entry level of skill in the following areas: electrical, plumbing, HVAC, swimming pool, carpentry, drywall, exterior structure and appliances.
Strong knowledge of current repair and maintenance techniques and procedures.
Ability to use a variety of hand and power tools.
Self‑motivated, results‑driven with the ability to handle difficult situations.
Ability to work well under pressure.
Strong judgment and ability to exhibit self‑control and work well in tense situations.
Ability to follow written and verbal directions.
Must be willing to be on‑call to respond to after‑hour emergencies as needed.
Flexibility with work schedule to include the ability to work extended hours periodically.
Must be willing to travel and assist at other Ashford Communities as needed.
Must have reliable personal transportation to travel between Ashford properties.
Valid driver’s license.
Qualifications & Education Requirements
High School Diploma or GED.
Associate degree or equivalent from a two‑year College or technical school.
Knowledge of OSHA laws and regulations.
Basic computer knowledge helpful.
