Summary

The Senior Project Manager is responsible for all project administration including contractual requirements, agreements with trade partners, purchase orders, and risk management. This individual also manages general work performance and quality, and overall team progress against the project plan.

Responsibilities

Lead and communicate with BE&K Field Supervision, Subcontractors and Vendors to ensure work aligns with the Project Schedule while representing BE&K with Owner(s), Architects, Consultants, Government Authorities, Vendors and Subcontractors.

Preconstruction: participate in preconstruction and estimating activities, assist in estimate development and reviews, participate in trade package/scope-of-work development, trade/subcontractor pricing solicitation, bid-leveling, GMP development.

Budget Updates: forecast Cost-to-Complete, track field directives and back charges, analyze line-item exposures, follow forecasting calendar, teach SOPs for budget updates.

Change Order Management: track Proposed Change Order items, provide Owner with status reports, produce monthly Owner Change Orders, recover legitimate GC costs, track contract allowances and submission of CORs.

Project Close Out: establish Close-out Plan early, manage work completion, train field staff on close-out processes.

Owner/Sub Requisition Process: ensure pay requisitions are approved timely, produce Schedule of Values, manage payment collection and subcontractor payments.

Cash Management: manage project cash flow, produce Schedule of Values, review Subcontractors’ values to prevent overpayment, review requisitions, maintain cash model for Owner.

Meeting Management: establish a project meeting regimen for effective communication and problem solving; follow SOPs for focused meetings.

Contract Logs: maintain and review project logs (cash management, change management, noncompliance, schedule, procurement, submittals, RFIs, safety, etc.).

Subcontractor Relationships: maintain a firm but fair approach, promote organization and professionalism, address performance issues promptly to protect project timelines.

Schedule Management: develop clear baseline schedule, track events and changes, manage critical path, provide monthly updates to Owner, lead buy-out and procurement scheduling.

Risk Management: ensure timely buy-out, issue notices, mitigate non-performing subs, coordinate submittals and coordination processes, teach risk management to team.

Owner Relationship: maintain trust and keep Owner informed to prevent surprises, aim for strong client references.

Quality Management: apply Quality Management Program, participate in First Delivery and Quality Benchmark inspections, use mock-ups to meet quality standards.

Team Leadership: foster teamwork, set expectations and work ethic guidelines, organize training and team events, address conflicts promptly.

Mentoring/Training: oversee staff development and career progression.

Qualifications

Aviation, Aerospace and/or Industrial experience is a plus.

Bachelor's degree in Construction Management or Engineering (preferred but not required).

10+ years of Commercial Construction Project Management experience.

Excellent business judgment with profitability objectives and strong client/subcontractor relationships.

Excellent organizational skills and attention to detail with knowledge of contract and legal provisions.

Strong sense of urgency, initiative, problem-solving skills, and decisive action.

Team leadership with diplomatic and effective communication skills; able to resolve conflicts.

Physical Requirements

Ability to perform physical activities such as climbing, lifting, balancing, walking, and handling materials.

Ability to wear boots and required PPE, follow safety policies and walk job sites.

Ability to work in various weather conditions, including extreme heat and cold.

Capable of standing and walking for extended periods.

Ability to lift and carry up to 50 pounds.
