Overview
Sr. Manager of Commercial Projects at Jonah Development Corp. Location: Cincinnati area, OH. Pay: $100,000 - $120,000 per year + bi-annual bonus. Industry: Commercial General Construction. This high-level leadership role is responsible for estimating, contract oversight, and project execution from preconstruction through closeout. You will manage complex commercial builds in a fast-paced, collaborative environment.
Responsibilities
Contract Management: Participate in owner contract negotiations and approve final agreements prior to execution. Review and approve all invoices and change orders before submission to accounting.
Estimating: Define roles and responsibilities for each team member during the estimating process. Assist in preparing complete estimates from concept through subcontractor selection. Review takeoff documents for scope clarity and to avoid overlaps or gaps. Vet subcontractors for manpower, equipment, and performance history. Attend bid conferences with company leadership and confirm project readiness.
Project Purchasing: Oversee and approve subcontractor scopes and negotiations. Review all subcontracts exceeding $100,000 with the President. Contribute to and approve construction schedules and buyout timelines. Monitor weekly project updates and provide insights for project management meetings.
Qualifications
10+ years of commercial construction project management.
Proven experience managing ground-up construction for commercial projects such as restaurants, convenience stores, strip malls, gas stations, tenant fit-outs and oil lube facilities.
Strong understanding of constructability, including all phases from site development to final finishes.
Proven ability to lead multiple stakeholders through all project phases.
Strong communication and negotiation skills.
Self-motivated and dependable, with exceptional attention to detail.
