Work Schedule: Thursday & Friday, 10:30pm-7am, Saturday & Sunday, 6:30pm-7am.
Summary Primary purpose of the Stationary Engineer position is to provide skilled work in operation of utility related building systems (includes chilled water, steam, compressed air, vacuum, heating hot water, etc.). Monitor, maintain, repair and perform preventive maintenance on all utility related building equipment and systems.
Essential Job Functions
Operate and optimize use of natural resources (electricity, natural gas, domestic water, sewer, etc.) on all central utility generated services that impact building equipment and systems.
Use building automation system (BAS) to monitor all central plant equipment and systems and building support equipment and systems.
Conduct process water chemistry analysis, adjust chemicals as necessary to achieve optimum water chemistry, document test results and chemical feed changes.
Follow all documented processes to coordinate, test, adjust sanitizer and record information on domestic water production from ground well.
Perform preventative maintenance, corrective and inspections on electric/steam boilers, chillers, cooling tower systems, vacuum pumps, compressed air systems and other central utility related equipment and systems.
Clean and maintain all equipment and work areas.
Respond to and triage critical equipment alarms and make repairs as necessary.
Coordinate regulatory inspections by external agencies.
Help coordinate internal and external maintenance work, may order materials and maintain inventory.
Participate in the development of the "Owners Design Guidelines", project design phases and review processes.
Inspect contracted and internal work as needed to ensure repairs and installations are compliant.
Functions as a point of contact for vendors.
Prepares and submits reports.
Participates in process improvement initiatives.
May precept staff.
JOB SPECIFIC COMPETENCIES
Maintain Utility Systems At Optimum Efficiency and Designed Operation.
Operate utility related equipment at optimum energy efficiency.
Document daily activities and equipment related information within appropriate system.
Review, discuss and update as needed utility equipment status board and FOC/monitoring services generated work requests.
Answer after normal business hours work requests from FOC - coordinate support as needed (handoff to other KUSO shifts, specific craft shops, craft on call, etc.).
Visit all South Campus Research & Education building locations as needed to ensure proper operation of equipment.
Troubleshoot utility system malfunctions, identify reasons for nonstandard operations, document as required and update procedures if necessary to avoid future issues. If possible, repair failed utility system/equipment. If not, secure failed equipment and document as necessary (submit PPWR).
Complete shift route check sheets
Investigate known system/equipment issues and perform necessary corrective actions
Troubleshoot equipment failures, take necessary corrective actions and communicate (verbal and written) as needed for understanding
Perform internal PM's and corrective work orders
Oversee contractor PM's and corrective work orders
Perform assorted process water chemical tests
Record process water test results and adjustments as needed
Maintain process water treatment supplies
Qualifications
Required: High school diploma or equivalent.
Required: Four years of experience working with boiler systems, chiller/cooling towers, and/or water treatment systems in a large central physical plant.
Preferred: First or Second Grade Licensed Stationary Engineer as issued by the City of Houston.
Preferred: Valid Class A, B or C Texas driver's license and eligible to drive State and institutional vehicles.
One or more of the following: Class D Water Operator license issued by the Texas Commission on Environmental Quality; Universal Certification by the Environmental Protection Agency (EPA).
This position may be responsible for maintaining the security and integrity of critical infrastructure, as defined in Section 113.001(2) of the Texas Business and Commerce Code and therefore may require routine reviews and screening. The ability to satisfy and maintain all requirements necessary to ensure the continued security and integrity of such infrastructure is a condition of hire and continued employment.
