Community Manager Responsibilities
Personnel Management: screen, hire, train, coach, and develop on‑site staff; maintain staff compliance with company policies.
Financial Management: achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor timely receipt and reconciliation of deposits, rent collections, and vendor invoices; ensure property closeout is completed on time.
Strategic Leasing Management: develop yearly marketing plan; implement resident retention programs; effectively show, lease, and move in prospective residents; deal with resident complaints and requests.
Administrative & Maintenance Management: ensure all administrative & leasing reporting is accurate and timely; manage emergency responses; maintain property appearance; guide maintenance, construction, and rehabilitation activities.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills required; familiarity with on‑site software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication and repeated motions involving wrists, hands, and fingers; work overtime, weekends, and night hours for emergencies.
Standing or sitting for prolonged periods; move among work sites; ascend/descend ladders, stairs, and scaffolding; lift objects up to 25 lbs.; operate machinery or power tools; work in extreme temperatures and hazardous chemicals.
License/Equipment
Reliable transportation due to the emergency on‑call requirement.
