$19.00/hr - $20.00/hr Responsibilities

Coordinate maintenance and housekeeping services and activities with other departments. Clean entire common area of the community to assure that the building and grounds are always clean, including floors, sweeping, dusting, damp/wet mopping, stripping, waxing, buffing and disinfecting, and set up safety signs prior to duties. Finish work completely in a timely basis, including priority jobs within assigned timeframes. ELECTRICAL DUTIES: troubleshoot, identify problems, obtain materials, and perform repairs on electrical systems and equipment (e.g., wall switches, lighting, receptacles, wiring, resident call systems, control devices, laundry and kitchen equipment). STRUCTURAL DUTIES: plan, order, and install cabinets for remodeling, assist with carpentry tasks (repairing/replacing sheet rock, plywood, and related materials), and repair resident furniture. PAINTING DUTIES: plan, order, and perform painting (interior/exterior) and ensure proper disposal of materials per guidelines. PLUMBING DUTIES: plan and perform minor plumbing repairs (faucets, showers, drains, etc.). GROUNDS DUTIES: perform lawn and grounds tasks, maintain pool and spa readings and chemical levels, and perform minor repairs to pool/spa equipment as needed. HVAC DUTIES: troubleshoot and repair minor HVAC issues, following directions and obtaining necessary materials. Assist with Hazard Communication Program compliance and safety equipment usage; conduct daily inspections of property exteriors; address items to keep the community tour-ready. Assist with quarterly fire drills and semi-annual disaster drills; may act as safety coordinator and participate in related committees. Ensure compliance with safety policies, proper labeling/storing of hazardous chemicals, and maintenance of SDS sheets accessible to team members. Follow OSHA policies and preventive maintenance programs for cleaning, painting, and maintaining equipment. Maintain cleanliness in apartments, storage areas, laundry, restrooms, and public areas; respond to maintenance requests promptly (plumbing, electrical, heating, lighting). Assist with scheduled maintenance on HVAC, elevator, fire equipment, sprinkler systems, generator, landscape, and kitchen equipment; replace filters, test emergency lighting and detectors, and participate in drills. Keep maintenance room clean and assist with repairs of walls, floors, doors, and woodwork in common areas; repair residents’ furniture as needed. Support vehicle maintenance for the community and drive the community vehicle as needed. Promote a positive and professional image, encourage teamwork, and maintain a safe environment for staff, residents, and guests. Understand and comply with all applicable federal and state regulations pertaining to the department. Demonstrate mechanical ability and the ability to work on equipment such as laundry machines, refrigeration and heating units, plumbing, electrical systems, carpentry, and painting. Perform other duties as assigned by the Executive Director. Maintenance Tech Qualifications

Preferably one year’s experience in building operations, maintenance, and/or housekeeping handling electrical, plumbing, and structural tasks. Knowledge of building construction types; ability to follow directions and analyze maintenance problems. Ability to explain work duties to team members and interact effectively with residents, families, and staff. Valid driver’s license. Demonstrates compassion toward older adults and their families. Required to receive the annual Flu vaccine, excluding religious or medical exemptions. Seniority level
