This position requires knowledge and certification with HVAC as well as being able to be part of on-call rotation as needed. Adequate knowledge in Plumbing and Electrical processes also.

Job Description: Maintenance Supervisor Location: TX

Reports To: Property Manager & Regional Facilities Manager

Key Responsibilities The Maintenance Supervisor is responsible for overseeing all maintenance operations of the community, ensuring the property is maintained to the highest standards of safety, functionality, and appearance.

This role requires strong technical knowledge in HVAC, plumbing, electrical, carpentry, and pool operations (CPO certification preferred). The Maintenance Supervisor leads the maintenance team, coordinates with vendors and contractors, and ensures timely completion of work orders, preventative maintenance, and unit turns. Weekend rotations for emergency maintenance response are required.

Leadership & Supervision

Supervise, train, and mentor the maintenance team, including assigning daily tasks, monitoring performance, and providing ongoing feedback.

Ensure staff compliance with company policies, safety regulations, and fair housing laws.

Coordinate scheduling to ensure adequate coverage, including oncall weekend rotations.

Maintenance Operations

Perform and oversee repairs in HVAC, plumbing, electrical, carpentry, painting, and appliance maintenance.

Maintain CPO certification and ensure pools/spas are maintained per health department standards.

Ensure vacant units are made market-ready within established timeframes, including inspections and final walkthroughs.

Respond promptly to resident service requests and ensure timely completion by the team.

Implement and oversee a preventative maintenance program for building systems, equipment, and common areas.

Safety & Compliance

Ensure maintenance shop, equipment rooms, and storage areas are clean, organized, and safely maintained.

Maintain records of inspections, repairs, warranties, and inventory.

Ensure compliance with OSHA standards, property safety policies, and company procedures.

Monitor and maintain proper usage of hazardous materials and chemicals.

Vendor & Budget Management

Assist the Community Manager in managing maintenance budgets, including supplies, equipment, and contract services.

Solicit bids, negotiate contracts, and oversee the work of vendors and contractors.

Track and manage inventory of maintenance supplies and parts.

Emergency & On-Call Responsibilities

Participate in a rotating oncall schedule for afterhours emergency maintenance.

Respond to emergency situations (e.g., water leaks, HVAC outages, power issues) promptly and effectively.

Qualifications & Requirements

High school diploma or equivalent; technical training or certifications preferred.

EPA HVAC Certification required.

CPO (Certified Pool Operator) certification strongly preferred.

Minimum of 35 years multifamily maintenance experience, with at least 12 years in a supervisory role.

Strong knowledge of HVAC, electrical, plumbing, and carpentry systems.

Ability to read and interpret service manuals, blueprints, and schematics.

Strong organizational, leadership, and communication skills.

Must have a valid driver’s license and reliable transportation.

Ability to work weekends, evenings, and oncall shifts as required.

Preferred (but Not Always Required)

Bilingual (English/Spanish)

Familiarity with OSHA standards and safe handling of cleaning supplies.
