This opportunity is to join our Healthcare Real Estate Valuation and Advisory practice, a leading independent valuation group with broad industry, asset class, and geographic experience. The Healthcare Real Estate Valuation and Advisory Professional performs financial and market analyses to determine the fair market value of healthcare real estate assets. The role supports clients—including health systems, operators, developers, and investors—in transactions, financial reporting, and regulatory compliance. Responsibilities
Conduct comprehensive market research to analyze local and regional market trends, including demographics, real estate supply/demand, and economic conditions specific to the healthcare sector. Develop and utilize sophisticated financial models, including discounted cash flow (DCF) analyses, pro forma cash flow analyses, and return assessments for healthcare properties. Prepare well-researched valuation reports for acquisitions, dispositions, and mortgage underwriting. Value a diverse range of healthcare properties, including hospitals, medical office buildings, ambulatory surgery centers, senior housing facilities, and post-acute care centers. Perform fair market value studies and analyze lease arrangements to ensure compliance with healthcare regulations such as Stark Law and the Anti-Kickback Statute. Conduct vendor and acquisition due diligence by reviewing financial statements, leases, and other documents for clients pursuing transactions. Interface with senior staff, clients, and third-party vendors to gather data pertinent to valuations and deliver analyses. Contribute to internal and external publications on healthcare real estate market trends. Qualifications
At least 2 years of experience in real estate valuation or investment analysis. Experience with healthcare assets and knowledge of the regulatory environment is preferred. Bachelor's or Master’s degree in Finance, preferably in real estate, finance, economics, or related field. Advanced degrees or certifications (e.g., MAI, CFA) are desirable for senior roles. Proficiency in financial modeling, Excel, and valuation software such as Argus. Strong analytical and quantitative abilities with meticulous attention to detail. Excellent written and verbal communication skills to prepare reports and present findings to clients and internal teams. Strong understanding of healthcare operations, market trends, and regulatory issues affecting real estate. Self-motivated with the ability to manage multiple projects and meet deadlines.
