Affordable Leasing Consultant Salary : $20 - $22 Hourly + Bonus Opportunities Schedule : Monday - Friday + evening and Saturday flexibility Overview
Explore an opportunity to contribute to Avenue5 Residential as an Affordable Leasing Consultant. This role focuses on coordinating affordable apartment rentals, move-ins, move-outs, and lease recertifications, while engaging with prospective and current residents to maximize occupancy and ensure resident retention and client satisfaction. Responsibilities
Coordinate all activities related to affordable apartment rentals, move-ins, move-outs, and lease recertifications. Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes. Maintain model apartments in touring condition and orient residents to the property. Process renewal paperwork and ensure documentation is delivered to current residents monthly. Maintain accurate records of traffic activity and input relevant data into the computer. Follow up with prospective residents via phone, mail, or email and convert phone traffic into scheduled tours. Coordinate move-in/out schedules with maintenance to ensure move-in conditions. Create and maintain confidential resident files and review move-in paperwork with new residents. Complete weekly leasing reports accurately and timely; ensure open/close procedures are performed daily. Assist with resident relations during tenancy by responding to requests promptly and accurately. Research competitive properties and monitor market trends. Inspect buildings and grounds for safety and cleanliness and escalate repairs as needed. Assist with processing work order requests and support management with clerical tasks as needed. Support planning and execution of resident activities to improve retention. Comply with company policies, health and safety rules, and applicable laws. Performs other duties as assigned. Education And Experience
High school diploma is required. Minimum of one year of previous sales experience is preferred. One year of previous residential leasing experience is preferred. One year of previous affordable residential leasing experience with Section 8 and Tax Credit is preferred. Skills And Requirements
Ability to read, write, comprehend, and converse in English and Spanish. Excellent customer service and interpersonal skills to relate to others. Prior experience with Yardi Voyager or another equivalent system is preferred. Basic Microsoft Office Suite skills (Outlook, Word, PowerPoint, Excel). Strong interpersonal skills to communicate with all levels of management; maintain confidentiality. Ability to work independently and prioritize effectively in a fast-paced environment with a sense of urgency. Ability to relay technical concerns with detail, quickly and accurately. Proficiency with general office equipment and key track systems. Strong organizational and time-management skills. Ability to handle difficult situations calmly and professionally. Must maintain a valid driver’s license, clean driving record, and current auto insurance.
