Overview
Position Title: Mortgage Lender Reports To: Market President Status: Salary; Non-Exempt Location: Newton Position Summary: This position is responsible for obtaining loan applications through internal and external referrals and from prospective borrowers by developing leads from real estate brokers and agents, home builders, title companies, etc. This position is responsible for structuring and closing in-house real estate loans (construction, bridge and HELOC) as well as developing new business. The position is responsible for referring conventional and government residential mortgage loans for customers who qualify based on assessment of financial and credit data to our secondary market department. This position will provide exceptional service, timely assistance and promote the cross-selling of Bank products and services whenever possible. Represents the Bank in the local community with the highest degree of professionalism and integrity through active involvement in community affairs and participates in marketing all the Bank’s products and services.

Responsibilities and Duties
Sources mortgage leads and builds a mortgage business network by establishing relationships with realtors, builders, and developers. Refers conventional and government residential mortgages to the secondary market division. Participates in related business development activities. Acts as the primary point of contact between the borrower and the Bank on mortgage originations. Interviews applicants to gather information concerning their needs to assist in determining whether a loan will be acceptable risk. Structures loan financing for in-house real estate loans based on risk considerations. Communicates with other professionals, including attorneys, county clerks, and title companies, as necessary to facilitate the processing/closing of loans. Negotiates terms and conditions with applicants. Ensures the preparation and processing of forms and legal documents required for residential loans follow those terms. Responsible for initiating rate locks, collecting up-front fees, obtaining credit bureau, performing desktop underwriting, etc. Responsible for explaining loan options and products to applicants, including disclosing terms, conditions, and explaining disclosures, etc. Ensures appropriate underwriting standards are followed. Ensures that approval falls within the established lending guidelines. Reviews loan closing documents for accuracy to facilitate timely loan closing. Manages and understands collateral perfection processes such as UCC and mortgage filings. Maximizes bank profitability through appropriate pricing of new loan originations and fee income. Refers new deposit and treasury relationships to appropriate staff members. Sells additional bank services to existing and prospective clients. Meets with prospects and customers in locations other than their primary office or personal residence, such as open houses, realtor and home builder events, seminars, etc. Communicates suspected fraud and or discrepancies to the department manager and/or fraud department as applicable. Recognizes and maintains adherence to compliance with all banking regulations and laws, including those for consumer protection and the BSA/AML Program. Supports the bank’s strong relationship banking culture through on-going customer contact, quality customer service and superior product knowledge. Stays up to date on local trends and developments in the real estate market, as well as changing rules and regulations pertaining to both conventional and government-insured mortgages. Originates loans that meet minimum production levels. Provides support to other team members as assigned by the Market President. Understands and complies with Federal, State and Union State Bank rules, policies, and regulations. Performs other duties as may be required or assigned.
Education and Experience Requirements
Bachelor’s degree from a four-year college or university, or three to five years of related work experience; or equivalent combination of education and experience required. Financial services industry experience preferred. This position requires compliance with the SAFE Act Registration with the Nationwide Mortgage Licensing System & Registry (NMLS Registry) required upon hire. Good standing with the NMLS Registry must be maintained. Valid driver’s license is required to travel to meet with prospects and customers.

Ability to communicate, written and verbal, effectively with people both internally and externally. High degree of accuracy and attention to detail with the ability to handle multiple tasks and meet deadlines. Ability to identify and resolve problems. Organizational and time management skills. Ability to work with all levels within the organization. Basic computer skills to include proficiency in Microsoft Office products. Able to handle confidential information and positively represent the company.

Work is performed in an office environment. Prolonged sitting and occasional physical exertion to move or lift up to 50 pounds; extensive computer usage. Travel to other locations will be required.
