(TRM) manages thousands of apartment homes in California, providing in-house oversight, security, maintenance and social service care for residents. The philosophy is that we are servants in residents’ homes, not guests in ours. Responsibilities
Establishes a positive, productive, and professional relationship with the onsite and supervisory team. Collaborates with the Field Operations Manager (FOM) to ensure the community operates within the approved budget. Enforces rental policies as specified in the approved management plan. Works with the onsite team to maintain occupancy by achieving an average of 5 days or fewer to re-rent a vacant unit. Processes applicants and leases according to the Tenant Selection Plan guidelines. Follows verification procedures as established by the HUD Handbook and Management Policies. Ensures 100% completion of semi-annual unit inspections and coordinates corrective actions with the onsite team per the Operational Policies and Procedures Manual (OPPM). Prepares and distributes recertification notices on time; ensures 100% completion of annual recertifications by the project due date per the OPPM. Maintains good tenant relations and adheres to Fair Housing laws. Maintains strong rapport with local government and community agencies (e.g., fire, police, senior centers). Completes and submits monthly occupancy and accounting reports and other required reports per management and the OPPM. Maintains accurate tenant and office files in compliance with management procedures and HUD regulations; keeps files organized and secure. Adheres to petty cash guidelines and monthly reconciliations. Qualifications
Knowledge And Skills
Must have foundational computer skills: Microsoft Office Suite (Outlook, Word, calendaring) and Internet navigation. Proficiency with OneSite and Yardi is preferred; CashPro experience is also preferred. Onesite and ADP WorkforceNow use is a plus. Experience And Education
High School diploma or GED required. Two years of experience managing assisted housing for elderly and/or physically challenged developments under HUD Section 202/8, 202 or 811 programs preferred. Physical Requirements
Constant (6-8+ hours): Sitting; using hands to finger, handle or feel (computer operation). Occasionally (up to 3 hours per day): Standing; walking; stooping/bending; reaching with hands and arms; lifting up to 20 lbs. Work Environment & Exposures
Position may involve exposure to fumes or airborne particles, vibration and loud noises. May encounter varying weather conditions, soil, pollen, grass, fertilizers; exposure to cleaning solutions and pest control products.
