Job Overview The Assistant Property Manager is responsible for all phases of property operations and acts in that capacity in the absence of the Business Manager. Responsibilities include administration of the leasing office, monitoring financial operations to meet budget goals, achieving revenue targets, resident retention, and providing a quality living experience. The role promotes the company's mission statement and ensures adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You’ll Bring
Minimum Experience/Training/Education:
High school diploma required.
Minimum of two years of property management experience or equivalent related experience; staff supervision experience preferred.
Proficient computer skills, including word processing, spreadsheets, and typing at least 40 words per minute.
Understanding of local eviction legal procedures and the ability to articulate these processes clearly.
Additional Desired Qualifications:
Associate degree or bachelor’s degree in a relevant field.
Experience with computerized accounting software such as Yardi, ARM, or CAM.
Physical Requirements:
Performs sedentary work requiring use of telephones and computers.
Must be able to climb stairs, walk apartments, grounds, and docks (when applicable), including steps and steep gangways.
Occasionally requires lifting 20 pounds or less.
Must be able to drive to various property locations as needed.
Equipment and Tools Used:
Computers, printers, telephones, fax machine, photocopier, pager.
Your Responsibilities
Monitor, direct, and track performance of Resident Services team members.
Assist the General Manager with recruitment, selection, training, supervision, and motivation of staff.
Contribute to evaluating staff performance and implementing corrective measures as needed.
Maintain a professional and efficient attitude when addressing resident complaints.
Oversee the lease renewal process on a monthly basis.
Manage Yardi input, ensure timely rent collection, oversee banking activities, monitor delinquencies, and prepare court appearance documents.
Assist with administrative functions and ensure accurate, timely preparation of Yardi reporting documentation.
Assist in achieving revenue goals, managing occupancy levels, and enhancing resident retention efforts.
Help monitor compliance with Fair Housing regulations and local ordinances.
Assist in planning and preparing resident functions to foster community engagement.
Participate in the preparation of a monthly resident newsletter.
Answer phones promptly and use the company greeting.
Be available for emergencies, on‑call duties, resident functions, and weekends as required.
Perform other duties as required.
