Surface Title Agent (within driving distance to New Braunfels, TX) – Percheron, LLC Looking for a Land Agent with strong title background within driving distance to New Braunfels, TX. Individual will need to commute to client office daily for the initial 2–3-week training period and then will have the flexibility to work a hybrid schedule. Responsibilities

Research, negotiate and elect to purchase short- and long-term lease of land agreements and Right of Way for construction that meet the organization's goals. Search for and determine various land ownership interests, including surface ownership and owner locations; identify and provide details of all required construction permits and permit requirements and acquire permits as directed. Oversee all land-related legal issues, including transfers of titles and deeds, construction, mortgage concerns, and zoning. Prepare resolutions and other legal forms related to land acquisitions; exercise creativity and latitude as required. Prepare adequate daily activity reports and special reports related to complex negotiations for easements, damage settlements, and/or permit acquisition; may work in the office or in the field. Perform internal and external due diligence to ensure accuracy and completeness of land rights or identify and remediate deficiencies. Serve as liaison with landowner/tenant on ownership, easement rights, damage claims, and access issues. Use established company and client policies, procedures, and processes to perform work. Review 3rd party development plans and relevant Right of Way records (easements, permits, etc.) to determine conflicts. Maintain up-to-date status with designated upper-level Right of Way agent or project manager to ensure assignments are completed following client procedures. Other duties as assigned. Qualifications

Minimum of two years of experience in the Right of Way industry. Excellent working knowledge of applicable laws, rules, regulations, right of way policies, procedures, terminology, and right of way/real property acquisition policies and procedures. Knowledge of settlement instruments and contract terms. Strong knowledge of property valuation, survey drawings, and alignment sheets. Understanding of land-related contracts and agreements for construction, operation, and maintenance of facilities, including fee simple, rights-of-way, leases, temporary workspace agreements, licenses, permits, ordinances, and franchise agreements; ability to complete right of way transactions independently. Experience with acquisition & relocation documents, notices, processes, and procedures. Ability to plan and organize workload, adjust to changing priorities, and work under pressure with minimal supervision. Ability to complete right-of-way transactions independently; interpret alignment sheets and plats. Must be able to perform land title research. Strong oral and written communication skills and customer-focused approach. Excellent interpersonal skills to build relationships; good judgment and ability to handle confidential information. Ability to work autonomously and collaboratively as a team member. Attention to detail, planning, organization, and time management skills. Willingness to assume additional or new responsibilities; ability to work in a team environment and maintain attendance as scheduled; may require adjusted schedules and overtime based on project needs. Spends 100% of time in an office environment. Regularly sits, uses hands to finger, handle, or feel; can reach with hands and arms; talks or hears. Occasionally stands, walks, stoops, kneels, or crouches; may lift and/or move up to 25 pounds. Specific vision abilities include close vision, distance vision, color vision, and ability to adjust focus.
