Real Estate & Facilities Coordinator
to assist in the management of our North American real estate portfolio. This position plays a critical role in both maximizing the performance of Midas’s portfolio and driving growth strategy. This highly visible position blends the effective management and optimization of current assets with proactive expansion, ensuring long-term enterprise value and operational excellence. The role combines hands-on lease and compliance oversight with advanced market analytics to assist in identifying and securing high-value real estate opportunities for corporate and franchised locations. The
Real Estate & Facilities Coordinator
will be relied upon to analyze existing stores and new opportunities for strategic fit, balancing growth objectives with operational impact. Core activities will include market and demographic research, competitive market analysis, preparation of financial projections, and development of presentation materials for Executive Team approval. Key Responsibilities
Portfolio and Asset Management
Monitor and enforce compliance with all lease terms across the U.S. and Canadian portfolio, proactively resolving defaults issued to Midas, and managing terminations, deferred maintenance, condemnations, easements, remodels, tenant improvements, relocations and other contractual matters. Lead the property condition assessment program, reviewing inspection reports, communicating with landlords/tenants and tracking defaults issued by Midas. Oversee signage vendors and projects, ensuring timely permit issuance and maintaining business licensing compliance across corporate and franchise locations. Identify, evaluate, and execute strategies for surplus property, including subleasing, sale, or repositioning of assets to maximize enterprise value. Coordinate and track internal approvals for portfolio decisions (e.g., renewals, amendments, property sales), ensuring all required sign-offs are obtained and in compliance with corporate governance. Collaborate with internal teams to manage various non-lease data inputs for the Asset Report. Organize and facilitate Real Estate Committee, Default and Pipeline review calls. Assist Director of Real Estate in evaluating the acquisition and disposition of real estate assets in support of enterprise objectives, including purchase options, rights of first refusal and strategic purchase opportunities. Market Planning and New Store Development
Manage inputs to Sitewise market analytics platform, run sales projections and impact summaries, and produce actionable insights. Assist with site identification and vetting for new corporate and franchised locations, incorporating demographic studies, trade area analysis, and competitive market research. Collaborate with Franchise Development, Operations, and other stakeholders to align site recommendations with strategic and operational goals. Oversee due diligence processes, including site inspections, financial analysis, and risk assessments, including generating new site approval packages. Cross-Functional Coordination, Communication and Process
Act as a central liaison among Legal, IT, Franchise Development, Franchise Operations, Finance, Marketing, Contract Administration, Lease Administration and the Executive Team to ensure efficient flow and project execution. Prepare and deliver clear, data-driven reporting and presentation materials for Executive Team. Provide tailored support to franchisees, adapting communication style to serve the unique needs of each audience, while aligning with corporate goals. Document departmental processes and making recommendations for efficiencies. Financial and Strategic Oversight
Partner with Director of Real Estate to assess real estate holdings across Midas and its affiliated brands to identify opportunities for enterprise asset realignment. Conduct strategic evaluations of market coverage, operational synergies, and financial impact to maximize portfolio efficiency and support cross-brand growth initiatives. Maintain awareness of market trends, economic conditions, and competitive activity to inform strategy. Qualifications
Bachelor’s degree in real estate, Business, Finance, or related field 5+ years of experience in retail real estate, preferably in franchised or multi-unit environments Proven track record in site selection, lease negotiation, and portfolio management Experience with retail real estate in the automotive, franchise, or service industry Previous experience in a franchise operation with wide geographical footprints Demonstrated ability to adjust to changes in customer demands or operational goals Excellent customer service orientation and experience in business-related interactions Excellent communication and interpersonal abilities Possess high-energy levels and be passionate about your customers and their needs Willingness to travel (as needed) in USA / Canada Ideal Candidate Profile
