Position Summary

The Leasing Consultant is the community’s sales representative whose primary duties are to greet clients, professionally present the features and benefits of their assigned community and properly secure lease agreements from qualified persons. Magnolia's Dallas-Fort Worth portfolios are growing and we are looking for an energetic candidate for our newest (55+ Active) Lease-up Property, The Lux at Lewisville, located in Lewisville, Texas. Lease Commission is available on top of hourly rate. Essential Duties and Responsibilities

Conducts all business in accordance with Magnolia’s policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. Marketing/Leasing

This 55+ active lease-up community will be home to 160 units and requires maintaining a professional, inviting, and friendly atmosphere in the leasing office and other areas where prospective and current residents meet. Greet prospective residents, qualify, determine needs and preferences, professionally present community and specific apartments, and communicate features and benefits. Develop tailored leasing presentations focused on the unique needs of active adult residents. Build trusting, positive relationships with prospects, residents, and their families. Promote the active 55+ adult lifestyle by highlighting wellness programs, social events, and community features. Answer incoming phone calls and handle inquiries, transferring calls to the assistant manager or property manager when appropriate. Manage social media marketing (Instagram, Facebook) for posting, engagement, and traffic generation to the property. Update online advertising to reflect current market pricing weekly. Monitor local market conditions and trends; contribute ideas to the property manager for marketing and resident satisfaction. Perform external market outreach at nearby businesses and organizations; inspect models and market-ready vacancies daily to ensure cleanliness and appropriate HVAC settings. Administrative

Accurately complete all lease applications, assist with verification, and notify prospective residents of results; type miscellaneous resident communications as needed. Complete all lease paperwork including addenda; accept rents and deposits. Send thank-you notes and perform follow-ups. Physically inspect the community when on site, pick up litter, report service needs to maintenance staff; inspect move-ins and vacancies; may assist with walking move-out units. Update and submit lease commissions and locator information per policy by deadlines; update the Daily Activity Report (DAR) daily. Inventorize office supplies periodically and report needs to Property Manager; organize and file reports, leases and paperwork. Attend Magnolia meetings when requested; assist property manager and assistant manager in preparation of weekly reports and resident communications. Other Duties

Performs all other duties as required and assigned; duties may change at any time with or without notice. Qualifications

Experience with Onesite Leasing Software is helpful. Excellent leasing and closing skills. Strong organizational skills with attention to detail. Education/Certification

High School Diploma or equivalent; 2-year degree or higher preferred. Experience

1 to 2 years of Leasing Consultant experience. Expected Hours of Work

Hours for this position are Monday through Friday; 40-hour work week scheduled. Physical presence at Magnolia properties is required to perform the duties of this position. Physical Demands
