ACRUVA Capital Partners (“ACRUVA”) is seeking a Development Cost Accountant to join our team working from our Deerfield Beach, FL office. ACRUVA is expanding its Affordable Housing multifamily portfolio through development of new multifamily communities throughout Florida and Commonwealth of Puerto Rico. The Development Cost Accountant will oversee all aspects of development project accounting, serving as the primary liaison to the Development Department. This position reports to the Chief Development Officer (CDO) and collaborates closely with the Development Managers to ensure accurate financial oversight of real estate development projects. The ideal candidate has 3-5 years of construction cost accounting combined with academic finance experience. Key Responsibilities

Performs

LIHTC / Affordable Housing

project accounting with focus on new construction and rehabilitation of affordable housing real estate projects in predevelopment or development stages. Construction Draw Requests: Collaborate with Development Managers to review and prepare development funding draw requests and manage budget drawdown and repayment processes. Accounting and accounting systems: Utilize Northspyre accounting system to manage and reconcile construction draw and construction financing transactions including acquisition and disposition, records loan fund interest accruals and equity investments. Monitoring intercompany accounting issues related to pre-development loans receivable or payable and related reconciliations is also required. Performs month end closing of the accounting records and project financial statement preparation, assists with budgeting and accounts receivable. Maintains the general ledger and trial balance for real estate development projects. Records monthly activity for projects that are bond financed; reconciles bank and bond accounts; reconciles draws to actual costs and the construction budget; tracks projected budgets with actual costs and provide CDO with project Construction in Progress updates. Performs cost certification support duties: Maintains general ledger and trial balance and executes period-end closing actions that prepare accounting packages for auditor review in collaboration with development manager. Regular calls and communication with vendors, contractors and banks to obtain adequate information as source documentation for audit records. Provides supporting documentation for financial audits and other financial reviews as needed. Cost Certifications: Support project managers and auditors in preparing cost certifications for new or rehabilitated housing projects, and assist with funder financial reporting requests. Requirements

Education & Experience: Bachelor’s degree in accounting with at least

five

years of experience in real estate development or construction accounting. Proficient in Excel, Word, and Outlook. Experience with

Northspyre

or similar cloud-based enterprise accounting systems preferred. Skills & Attributes: Strong problem-solving skills with a detail-oriented approach. Ability to handle multiple priorities, meet deadlines, and manage complex tasks with minimal supervision. Excellent communication skills and ability to collaborate with different departments.
