Job Summary As a Residential Escrow Officer, you will manage all aspects of residential escrow transactions, from paperwork to signing, ensuring every step toward homeownership is a smooth process. You will work closely with real estate professionals, lenders, buyers, and sellers to ensure timely closings while prioritizing client satisfaction and peace of mind. Responsibilities include preparing and reviewing documents, coordinating with all parties, disbursing funds, maintaining accurate records, and delivering exemplary customer service.

Responsibilities And Duties

Communicate with customers to process new and existing title orders.

Answer phones and direct inquiries to the appropriate department with courtesy and professionalism.

Review title commitments for accuracy, including candidates for insured parties, values, and rates.

Correlate property descriptions on commitments with surveys, policies, mortgages, deeds, and other documents to ensure accuracy.

Review title requirements and obtain and review proper documentation (deeds, mortgages, payoffs, discharges, trust docs, divorce docs, powers of attorney, probate docs, corporate docs, and other items to create a marketable title).

Schedule and coordinate closings with involved parties.

Prepare escrow settlement documents, including tax and rent prorations, as required.

Explain closing documents, answer questions about figures on the closing statement, and obtain necessary signatures.

Collect and disburse funds and documents to appropriate parties.

Maintain follow-up for transaction completion and policy issuance.

Prepare written escrow agreements per contract or instructions.

File and record transaction documents for final policies.

Travel to off-site locations to perform closings as needed.

The Escrow Officer may be assigned additional tasks to support department goals.

Qualifications And Skills

Provide company stewardship to customers, serving as a liaison with realtors, lenders, attorneys, and others.

Knowledge of title insurance, escrow transaction terminology, and insuring marketable title to real property.

Knowledge of real estate-related documents, local escrow procedures, legal descriptions, and mortgage lending principles.

Knowledge of underwriter terms, conditions, covered risks, and exclusions from coverage.

Ability to work a flexible schedule, including nights and weekends when necessary.

Knowledge of local and state tax and recording standards.

Strong decision-making skills and ability to prorate taxes and related costs.

Education/Experience Associate degree with a minimum of two years of experience within the real estate title industry, or an equivalent combination of education and experience.

Licenses Resident Producer Licenses with the State. Valid State Driver's License. Preferred Notary Public.

Computer Skills Proficient in Microsoft Office and web-based industry programs. RamQuest software.
