Pay Range: The pay range for this job is $119000 - $242602 annually; actual pay is dependent on experience and geographic location.

Position Overview The Real Estate Lead is responsible for all aspects of the company’s retail real estate strategy, portfolio management, and execution. This role is responsible for driving long-term value through site selection, lease negotiation, portfolio optimization, and development of new retail locations. Partnering closely with Finance, Operations, and Store Development, this leader will ensure the real estate strategy supports the company’s growth, brand presence, and financial performance.
Responsibilities Develop and execute a national retail real estate strategy aligned with the company’s growth plan
Oversee the management of the real estate portfolio, including owned and leased properties
Monitor market conditions, interest rate trends, and capital flows to inform portfolio strategy
Review market trends, trade areas, and customer demographics to identify opportunities and risks
Site Selection, Acquisitions & Development
Lead site identification, feasibility studies, and business case development for new store locations, relocations, and closures
Partner with internal teams to ensure transactions align with brand, financial, and operational goals
Manage external brokers, developers, and consultants to drive pipeline opportunities
Lead and manage the full due diligence process for acquisitions, including financial analysis, site evaluation, lease and title review, risk assessment, and coordination with internal stakeholders and external advisors
Ensure timely and thorough assessment of opportunities, identifying potential risks and value drivers to support strategic investment decisions
Partner with internal finance teams to secure favorable financing structures for new developments and acquisitions
Oversee the integration of newly acquired properties into the portfolio, aligning with corporate objectives and operational needs
Lease Negotiation & Administration
Lead negotiations for new leases, renewals, relocations, and terminations to maximize value and minimize risk
Ensure compliance with lease terms and manage landlord relationships
Oversee critical dates, renewals, and rent obligations
Lead preparation of comprehensive analysis and presentations for Real Estate Committee
Identify cost savings and optimization strategies across the real estate portfolio
Collaborate with Brand, Finance, Construction, Store Design, Operations, and Legal to deliver seamless new store openings and portfolio initiatives
Collaborate with Finance to build business models and ROI analyses for new and existing locations
Serve as a trusted advisor to senior leadership on all real estate matters
Experience, Skills & Knowledge 10 years of progressive experience in retail corporate real estate, with a proven track record in site selection and lease negotiation.
Deep understanding of retail market dynamics, demographics, and site analytics
Strong financial acumen with experience building business cases
Excellent negotiation, communication, and relationship management skills
Ability to think strategically while managing tactical execution
