Under general supervision, incumbents operate, maintain, repair and inspect heating, ventilating, air conditioning, refrigeration and water systems and equipment; test, adjust, and calibrate boiler and air conditioning machinery and control instruments; test and chemically treat boiler, condenser, and cooling tower water and water from other systems; maintain, inspect, diagnose and make emergency repairs to steam, natural gas, water, refrigerant, compressed air and vacuum systems; regularly use building automation systems to diagnose and troubleshoot problems in HVAC systems while optimizing energy usage; monitor building automation systems data and adjust systems accordingly; respond to service requests to adjust air flow, temperature and humidity balances for individual rooms or building areas; maintain swimming pools; maintain maintenance logs; and may instruct and lead semi-skilled or unskilled assistants. Incumbents may rotate through various shift assignments at central plant or utilities centers. Position Information Performs heating, ventilation, air conditioning (HVAC) and refrigeration preventive maintenance as follows: Under limited supervision, install, modify and adjust computer-based HVAC equipment, refrigeration systems, chillers and cooling towers. Troubleshoot, design and modify air condition and refrigeration systems. Repair and maintain hardware and software components of applicable systems; perform major and minor overhauls, including disassembly and inspection of parts. Diagnose and troubleshoot system problems and optimize energy use; serve as department specialist on A/C and refrigeration systems and train others in troubleshooting, overhaul, repair, calibration, and testing. Lubricate, clean, prepare and paint mechanical systems. Support and assist with design of air conditioning systems for existing and new campus buildings. Completes scheduled maintenance tasks such as cleaning/replacing filters, calibration of controls and functional tests to ensure operation of equipment and repairs as follows: Operate, maintain, repair and inspect heating, ventilating, air conditioning, refrigeration and water systems and equipment. Maintain, inspect, diagnose, and perform emergency repairs to A/C and refrigeration systems. Maintain logs of maintenance and repairs using manual and computerized recordkeeping systems. Instruct and lead semi-skilled or unskilled assistants. Repair and replace bearings, shafts, seals, rings, and electrical wiring; install central system parts, gauges, valves, pipes requiring journey-level skills in one or more trades. Respond to service requests to diagnose, adjust and repair systems for individual rooms or buildings in response to occupant or program needs. Adhere to safety codes and regulations related to installation and operation of refrigeration and air conditioning systems. Unlock and secure facility areas to access equipment and items to be repaired or maintained. Respond promptly to urgent needs to prevent damage or further incident. Maintain clean work areas, tools, equipment and associated structures. Follow safe work practices and wear protective equipment as required. Other duties as assigned. Minimum Qualifications
Knowledge
– Thorough knowledge of the theory and operation of major types of refrigeration and air conditioning equipment and related materials, equipment and techniques; working knowledge of electrical voltage, plumbing and electrical/plumbing codes, thermodynamics and automated energy/environmental management systems. Abilities
– Use judgment to determine methods and priorities of work orders; perform skilled electrical and plumbing work; diagnose and repair major malfunctions in complex multi-zone systems; design and control air distribution; diagnose and repair a full range of refrigeration equipment (including centrifugal, absorber, screw, scroll and reciprocating types). These abilities typically come from experience installing, adjusting, maintaining and repairing commercial and domestic refrigeration and air conditioning systems; journey-level skills gained through an apprenticeship program are required. Experience
– Progressive experience in installation, adjustment, maintenance and repair of commercial and domestic refrigeration and air conditioning systems with modulatory and safety controls, thermostats, humidifiers and duct stats; plus one year of experience with central multi-zone systems. Journey-level skill equivalent to completion of a refrigeration or air conditioning mechanic’s apprenticeship program is required.
Special Requirements
