Schedules, institutes and manages service personnel in conjunction with Property Manager to prioritize client service requests and make ready during normal business hours and ensure maintenance is available for emergency purposes after hours Maintains awareness of the condition of physical property throughout the community and guides subordinate maintenance staff Ensures that all make-ready repairs and services are completed correctly and on schedule Keeps accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work in progress, etc. Limits liability by adhering to safety procedures and protocols established by governmental agencies such as OSHA Schedules and performs minor and routine maintenance of all appropriate equipment on a regular basis and monitors inventory of maintenance materials and tools Performs any additional duties or tasks as assigned by the Assistant Manager, Property Manager or the Regional Portfolio Director Qualifications

High school diploma or equivalent is required At least 2 years of property maintenance experience required Excellent verbal and written communication skills Able to multitask and meet deadlines in a timely and organized manner Must be able to work a flexible schedule, including weekends HVAC certification required Valid drivers license and reliable transportation required Physical Requirements

Constant need (66% to 100% of the time) to be on feet. Have constant need (66% to 100% of the time) to perform the following physical activities: Bend/Stoop/Squat/Kneel to perform routine maintenance/repairs, pick up tools and equipment; Climb stairs to service requests and make-ready needs for 2nd and 3rd floor apartments; Push or Pull to move equipment, appliances, open and close doors; Reach Above Shoulders to perform routine maintenance/repairs, stock and remove equipment, parts, etc.; Climb Ladders to perform routine maintenance/repairs; Grasp/Grip/Turning to handle tools and equipment; Finger Dexterity to handle tools and equipment. Writing/Typing for inventory maintenance, requisition requests, required maintenance reports. Lifting/Carrying: over 150 pounds Rare; 75-150 pounds Occasional; 25-75 pounds Frequent; 1-25 pounds Constant. Note: Lifting and carrying weights exceeding 50 pounds is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers/dryers, refrigerators, A/C units, etc. Vision requirements: Constant need to document maintenance and complete forms, read manuals and operating instructions, respond to written instructions from staff and clients; frequent need to see beyond arm’s reach. Hearing requirements: Constant need to communicate with assistants, staff, vendors and clients; speaking requirements: Constant need to communicate. Driving requirements: Frequent need to use personal transportation to pick up replacement parts and supplies; rotation on-call may require expedient travel. Must have valid drivers license and vehicle insurance. Working environment: Indoors 66% to 100%; outdoors 33% to 66%; occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides; frequent need to work in awkward and confining positions. Reasoning development: HIGH. Must apply logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate action.
