Assistant Property Manager (CRE) The Assistant Property Manager is responsible for assisting in all areas defined as a part of the Sr. Assistant Property Manager job description, performing property administrator duties when required, and ensuring a high level of professionalism while fostering positive relationships with tenants and clients.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Provide full administrative support, including phone support, typing, reports, filing, and distribution of correspondence. Coordinate office supplies in the absence of a property administrator.

Assist in lease administration activities, including abstracting leases and keeping the database current.

Ensure all property files are prepared and maintained in an orderly manner, including leases and contracts.

Prepare and coordinate bid proposals and service contracts.

Obtain aging reports for management and follow up on all delinquencies, utilizing C&W or client‑directed policies.

Process invoices in accounting with appropriate back‑up and according to established procedures.

Coordinate tenant move‑ins and move‑outs, including furniture delivery and pick‑up.

Oversee maintenance of work order and purchase order systems.

Develop and maintain a comprehensive Tenant Service Package, including tenant handbooks, anniversaries, holiday gifts, park events, newsletters, and training programs; keep tenant information up to date.

Update and maintain office procedures in the Property Operations Procedure Manual under manager direction.

Ensure Certificates of Insurance for tenants and vendors are up to date.

Process management and maintenance staff hours, expense reports, and check requests for review and approval.

Process tenant bill‑backs for electrical usage, after‑hours HVAC, and similar charges in a timely manner.

Assist supervisor with annual budget preparation and monthly financial reports; prepare bank deposits if needed at the on‑site management office.

Lead regular inspections of properties with janitorial, landscape, and other service providers as directed by the manager.

Participate in performance oversight of all service contractors performing contract services.

IMPORTANT EDUCATION

High school diploma/GED equivalent; Bachelor’s Degree preferred

IMPORTANT EXPERIENCE

At least 1 year of real estate property management or related experience

ADDITIONAL ELIGIBILITY QUALIFICATIONS

Proficiency in Microsoft Office Suite

Demonstrates initiative and a sense of urgency by meeting or improving upon deadlines

WORK ENVIRONMENT This role operates in a professional office environment, using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. It requires regular travel between properties in varying weather conditions.

PHYSICAL DEMANDS Employees may need to stand and walk for extended periods, ascend and descend staircases, ladders, or step stools, and travel between buildings in varying outdoor weather conditions. The position may also require remaining stationary (sit or stand) for up to 85% of the time and operate office machinery.

BENEFITS AND COMPENSATION The compensation for this position ranges from $26.56 to $31.25 per hour, variable based on location, market rates, and experience.
