ABOUT THE POSITION Under general supervision of the Building Maintenance Supervisor, the Building Maintenance Coordinator performs a variety of technically complex maintenance tasks to ensure that City building comply with highest level of safety for public and staff use. Responsibilities include construction, remodeling, maintenance and repair of City of buildings, facilities and structures, electrical, heating, ventilation, air conditioning, graffiti, plumbing, and assisting with custodial duties as necessary.
SUPERVISION RECEIVED AND EXCERCISED Receives general supervision from assigned supervisory or management personnel. May exercise technical and functional direction over assigned staff to the Senior Service Worker, Building Maintenance Worker, and/or part-time staff.
CLASS CHARACTERISTICS This is an advanced journey-level class in the building maintenance series that is specialized in one or more building trades, including carpentry, plumbing, and/or mechanical work. Responsibilities include performing difficult and specialized construction, remodeling, maintenance and repair of City building, facilities, and structures, electrical, heating, ventilation, air conditioning, graffiti, plumbing, and assisting with custodial duties as necessary. This class is distinguished from the Building Maintenance Supervisor in that the latter is the full supervisory-level class in the series responsible for organizing, assigning, supervising and reviewing the work of assigned staff involved in facilities maintenance operations.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Effectively develop, design, assign, and coordinate the work of subordinate staff (Senior Service Worker, Building Maintenance, Graffiti Technician, or other part-time staff) and crews performing general building maintenance, graffiti, and/or custodial duties.
Responsible for coordinating and enforcing safety and training programs, and establishing work methods and standards for the divisions.
Inspect facilities and equipment and identify potential problems, recommending repairs, and ensuring ongoing maintenance.
Install, troubleshoot, repair and perform maintenance on HVAC package units, electric panels, locks, and other building maintenance amenities.
Operate hand tools, power tools, and other specialized tools needed for performing maintenance projects.
Repair electrical fixtures; rewire and replace ballasts, lights, and worn parts.
Repair and/or replace water pipes, valves, fittings; clean out drains.
Repair minor floor anomalies, clean and/or replace small carpets, inspect and/or repair kitchen and other small or large appliances.
Review service requests and communicate with facility users and contractors to resolve complaints, concerns and/or requests for service.
Draft and recommend building and facility maintenance productivity and quality standards and safe procedures; recommend solutions to operational and technical problems.
Recommend orders for the purchase of materials, supplies, and equipment.
Evaluate building maintenance needs and identify qualified contractors if needed; coordinate efforts of contractors and consultants.
Maintain daily records, logs and prepare and write reports.
Respond to emergency situations as necessary.
Performs other duties as assigned.

EDUCATION, TRAINING AND EXPERIENCE This position requires considerable experience and education in supervision, leadership, technical skills, and hands‑on field experience. Requires a strong knowledge of construction and building maintenance and repair protocols, preventative maintenance measures which must be demonstrated through job experience, formal education, or both.

Five (5) years in the building maintenance, construction, or HVAC trades and at least two (2) years in a leadership/lead capacity. Must demonstrate the ability to use computer with MS Word, Excel, and Outlook. Good written, oral, and customer service skills are required and must be demonstrated.
PHYSICAL REQUIREMENTS Position requires heavy physical work; frequent pushing, pulling, climbing, stooping, bending and lifting and carrying objects up to 75 pounds; requires manual and finger dexterity and hand strength to operate and grasp tools, equipment, computers, and keyboards; the repetitive use of feet and hands to operate vehicles and/or equipment. Ability to properly wear a respirator. In accordance with OSHA regulations, employees are prohibited from having facial or head hair that impedes the effectiveness of respirator equipment.

See in the normal visual range with or without correction and the ability to distinguish basic colors and shades of color.

Work Environment:
Essential duties in this classification are performed primarily in a field environment in all weather conditions. Incumbents are frequently subject to vibration, exposed to smoke, fumes, gas, dust, grease, oil, and chemicals. Incumbents perform duties around machinery with moving parts.
