Facility Maintenance Supervisor - KML
Location: USF FIO KML Homeport, Long Key, FL (Florida Keys).
Salary: $50,000 – $56,000, commensurate with experience.

Overview The Facility Maintenance Supervisor - KML reports to the KML Director and indirectly to the KML Operations Manager. The incumbent manages and maintains all buildings and grounds of the KML facility in Long Key, requiring work outdoors in a hot, humid, tropical environment.
Key Responsibilities
Supervise one staff employee and general operations staff as available.
Schedule, coordinate, inspect and direct work activities of assigned maintenance staff.
Order and recommend materials and equipment for the assigned area.
Use computer technologies and standard software including Microsoft Office (MS Word & MS Excel).
Manage and develop budgets and use USF P‑Card to procure supplies.
Develop and implement a preventive maintenance schedule.
Maintain compliance with fire protection, emergency eye wash stations, and other local, state and federal authorities.
Prepare cost estimates, review design proposals, and maintain records of facility project costs.
Provide operational reports – weekly work logs, project updates, preventive maintenance progress, supply inventories, procurement needs.
Requisition or purchase tools, equipment and materials.
Perform custodial tasks: schedule coordination, inspection of buildings and rooms.
Recommend materials and equipment for custodial tasks.
Point of contact for KML Facility emergencies; may be called on‑call for evenings, weekends and holidays.
Assist with hurricane preparations and cleanup.
Building & Grounds Maintenance, Repairs, & Custodial Duties Incumbent must have sufficient experience and ability to perform alone and supervise a team for:
Coordinate and communicate with KML Director & KML Operations Manager.
Oversee and/or coordinate activities of subordinates and perform activities to maintain buildings, grounds, and custodial duties.
Designate as the KML Property Custodian for all assets and inventory.
Create, oversee and implement a preventive maintenance schedule for KML facility.
Manage preventative maintenance, testing and repairs of equipment and building systems.
Manage compliance requirements for maintenance, repairs and record‑keeping.
Plan and organize test & inspection schedules.
Prepare cost estimates, review design proposals, maintain records of facility project costs.
Clarify work‑order information by contacting vendors.
Assist skilled craft workers.
Provide reports; prepare daily/monthly/yearly priorities.
Requisition or purchase tools, equipment and material.
Supervise and coordinate custodial tasks; coordinate schedule with admin team.
Recommend materials and equipment for custodial tasks. Requisition supplies as needed.
Point of contact for KML Facility emergencies; may be required on‑call.

Perform repair work to drywall, plaster, ceilings, windows, doors and door hardware.
Preferred Qualifications
At least five (5) years of experience in maintenance, preferably within the academic industry.
Proficient communication, project management and organizational skills.
Computer skills in MS Word and MS Excel.
Ability to work in academic marine vessel, classroom or laboratory setting.
Tolerance of motion/seasickness while on the job.
Special Skills or Training
General Carpentry/Construction (e.g., wood decks & stairs; drywall; painting interior/exterior).
Plumbing – basic (bath/kitchen).
Electrical – basic (lighting fixtures, fans, appliances).
Mechanical – basic (vehicles, vessels, trailers).
Custodial services.
Computer skills.
FLSB1310 Equivalency
4 years of directly relevant experience may substitute for a bachelor's degree.
6 years of directly relevant experience may substitute for a master's degree.
