Job Title: Head of Asset Management Location: New York, NY Employment Type: Full-Time Company Overview Four Trees is a U.S.-based real estate asset management and investment platform. While the platform was initially seeded by the sponsor, it is now on a trajectory of independent capital sourcing and deal origination. With a strong commitment to active value creation, we are building a lean and execution-driven team to manage, enhance, and grow our real estate portfolio across key U.S. gateway cities. Role Overview This role will be the core leader of the platform’s U.S. real estate portfolio, overseeing all aspects of asset strategy, operations, and performance optimization. The Head of Asset Management will not only be responsible for driving NOI and maximizing asset-level returns but will also serve as a key partner in platform building, including resource development, process design, and external capital/investor alignment. This role is ideal for a senior asset manager seeking greater autonomy and strategic ownership in a growing platform with long-term ambitions and institutional discipline. Core Responsibilities
Strategic Planning & Repositioning
Evaluate business plans and capital stack scenarios in tandem with investment team Oversee refinancing efforts and exit strategies; lead hold/sell and lease/renovate/redevelop decisions Collaborate with the team on joint ventures, co-invest structures, or third-party fundraising initiatives to support new deal execution
Asset Operations & Performance
Own the full lifecycle management of assets—from takeover to stabilization, repositioning, and eventual exit Develop and execute annual business plans, capital improvement strategies, and leasing initiatives Lead direct interface with third-party property managers, leasing agents, construction teams, and O&M vendors Monitor and actively manage operating expenses, capital reserves, and tenant retention across the portfolio Track and report on KPIs such as NOI, occupancy, leasing velocity, and operational benchmarks
Platform Development & Systemization
Build and institutionalize internal processes, reporting dashboards, and property workflows Implement tools and templates for lease analysis, CapEx monitoring, and PM oversight Identify and onboard service providers, tools, and consultants to support platform scalability
Internal & Investor Reporting
Produce clear, periodic reports on property performance and key developments Interface with LP’s asset management team for visibility and governance, while maintaining day-to-day decision authority Align with LP on high-level objectives without needing operational-level approval
Qualifications
Required 15 years of U.S. real estate asset management experience with a proven track record of operating performance Deep knowledge of office, mixed-use, or multi-asset class portfolios Experience driving NOI and value creation strategies independently Excellent financial modeling literacy (Excel, Argus) and strong attention to budget/variance/lease metrics Comfortable working in a flat structure, taking ownership of execution. Preferred Familiarity with institutional LP expectations and performance reporting formats Prior experience scaling a lean platform or leading process build-outs Experience in sourcing or evaluating new deal opportunities is a plus Ability to engage with capital partners, brokers, and market-facing stakeholders in a confident, informed manner
