Director of Real Estate & Facilities
to lead the organizations corporate real estate strategy, overseeing transactions, facilities management, and capital project delivery. This role provides strategic direction for Axias real estate footprint over the next 35 years, ensuring alignment with organizational goals and operational efficiency while maintaining exceptional work environments across all 150+ locations.
This is a remote position with 25% travel required.
Candidate must be in
Eastern Time Zone , Greater Philadelphia or New Jersey area highly preferred.
Key Responsibilities:
Manage Corporate Real Estate Portfolio and Transactions Lead real estate strategy, including site selection, leasing, acquisitions, renewals, and dispositions, ensuring alignment with business growth and cost objectives. Oversee all lease administration, contract negotiations, and compliance in partnership with Finance and Operations. Develop and monitor KPIs to track cost efficiency, utilization, and sustainability; benchmark results to identify savings and performance improvements. Direct annual and long-term capital and operating budgets for real estate and facilities. Manage internal stakeholders and external partners to ensure quality, cost-effective portfolio management. Define Policies, Standards, and Processes Develop and implement policies to optimize asset utilization, reduce total real estate costs, and enhance service performance. Establish standards for space planning, lease/own criteria, and market selection. Ensure compliance with internal, local, and federal guidelines. Partner with business leaders to translate operational needs into real estate and facilities strategies. Oversee Facilities and Office Services Lead facility operations and capital projects, from vendor selection to project completion. Implement processes for maintenance requests, repairs, and improvements to ensure timely resolution. Manage facility-related budgets, rent payments, and vendor contracts. Supervise and develop team members to meet departmental goals and organizational standards.
Education & Experience:
10+ years of experience in corporate real estate, facilities management, or construction project oversight, including multi-site portfolio management Proven track record of success in corporate real estate strategy and facilities management. Advanced proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook); familiarity with lease management systems, ideally Quarem. Expertise in strategic planning, budgeting, financial analysis, and portfolio optimization. Functional real estate and facilities knowledge, including lease management, contract negotiation, and change control processes. Project management skills, including capital project oversight, vendor management, and operational execution.
