Base Pay Range $20.00/hr - $20.00/hr

This role offers a competitive base pay plus potential overtime for all hours worked in excess of 40 per week. Eligibility for discretionary or performance‑based bonuses may be available on a spot or annual basis, depending on individual merit, performance, and company budgetary considerations. Full‑time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks of sick leave, 11 paid holidays, and health & welfare benefits as outlined on the company website.

Overview We are seeking a motivated and customer‑focused Leasing Agent to join our team at a brand‑new tax credit property. The ideal candidate will have experience in affordable housing and a strong understanding of the LIHTC program. This role involves leasing apartments, maintaining occupancy, and ensuring compliance with all federal, state, and local housing regulations.

Essential Duties and Responsibilities

Must speak English and Spanish fluently.

Maintain an excellent customer service relationship with prospective residents, current residents, vendors, and members of the community.

Lease apartments and sell the property’s features and benefits, including building amenities and the surrounding neighborhood.

Respond to internet leads, answer prospect calls, and conduct property tours following the advertised shop forms.

Develop and implement sales and marketing strategies to increase property traffic, maintain closing ratios, and work to exceed budgeted revenues.

Maintain thorough product knowledge of the property and major competitors.

Accurately prepare and deeply understand all lease‑related paperwork.

Maintain leasing data and assist with other computer data entry as necessary.

Inspect units for move‑ins to ensure apartments are ready.

Assist with planning and hosting resident functions as needed.

Audit all lease files for bonus submission.

Review guest cards to ensure entry into OneSite and follow up as necessary.

Adhere to all local, state, and federal housing requirements related to leasing and property management.

Perform other tasks or duties as assigned by supervisor.

Qualifications To perform this job successfully, an individual must be able to perform each essential duty well. The following requirements are representative of the knowledge, skills, and abilities required. Hold and maintain any and all certifications required for managing the property, which may include affordable housing, tax credit, property management, and other licenses or designations. Professional accreditations are preferred.

A college degree is preferred but not required.

Minimum of 1-2 years’ experience in residential property management or a related field, preferably with tax credit residents, managing compliance, certification, recertifications, and wait‑list management.

Attendance/Travel Requirements The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Overtime hours may be requested as necessary, and on‑call service may be required. Travel may be required to attend company gatherings, either near the associate’s home property or in another state.

Proficiency in computer functions and company‑utilized software packages.

Physical Demands

Must be capable of physically accessing all exterior and interior parts of the property and amenities.

Must be able to push, pull, lift, carry, or maneuver weights of up to 20 lbs. independently and 50 lbs. with assistance.

Computer Skills

Basic knowledge of computers.

Ability to use Outlook.

Intermediate to advanced knowledge of MS Word, Excel, RealPage/OneSite.

Ability to develop advanced knowledge of other programs or systems as needed.

Basic internet proficiency.
