Service Manager , leading the daily maintenance operations of

1111 Light Street Apartments

and

Heath Street Lofts , located in the Federal Hill neighborhood.

Starting Salary: $36/hour (based on experience)

Schedule: Monday–Friday + On-Call Service

About The Role As our

Service Manager , you’ll oversee all aspects of property maintenance, ensuring our communities remain safe, attractive, and fully operational. You’ll lead a dedicated maintenance team, manage service requests efficiently, and uphold the highest standards of quality and customer satisfaction.

Key Responsibilities

Lead, train, and mentor the maintenance team to ensure timely and effective service delivery.

Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance issues.

Manage unit turnovers, move-in/move-out inspections, and ensure readiness of all units.

Conduct regular property inspections to identify and address maintenance needs.

Schedule and perform preventive maintenance programs.

Oversee and update work order systems, generate service requests, and monitor completion timelines.

Ensure compliance with company policies, operational goals, and safety standards.

Qualifications & Skills

HVAC Certification required (CAM-T preferred)

Proven leadership abilities, including team supervision, motivation, and performance management

Demonstrated experience in training and mentoring maintenance staff

Strong technical expertise in plumbing, electrical, carpentry, and general maintenance

Knowledge of OSHA safety regulations

Excellent time management, organizational, and problem-solving skills

Strong written and verbal communication skills

Proficient computer skills – ability to use maintenance software, work order systems, and email effectively

Exceptional customer service and conflict-resolution abilities

Valid driver’s license and reliable transportation required

Education & Experience

High school diploma or equivalent

Minimum 5 years of experience in commercial, residential, or industrial maintenance

At least 2 years of supervisory experience, including staff development and performance coaching
