About the role
In this role you will manage estimating and cost control for residential projects, from material take-offs to subcontractor negotiation. Collaborate with leadership to ensure accurate pricing, efficient sourcing, and cost savings. Requires strong construction knowledge, negotiation skills, and experience working with subcontractors and suppliers. Responsibilities
Conduct detailed quantity take-offs for all construction materials and labor components (e.g., tile, roofing, drywall, finishes). Prepare and maintain project cost estimates, budgets, and purchase orders in collaboration with project managers and leadership. Negotiate with subcontractors and suppliers to secure competitive pricing and favorable terms, leveraging economies of scale. Develop and maintain a database of costs and vendor performance to improve estimating accuracy across future projects. Collaborate with design and construction teams to ensure material specifications and budgets are aligned with company standards. Analyze bids, identify cost-saving opportunities, and make recommendations directly to executive leadership. Participate in occasional travel to new project markets (e.g., Florida or Texas expansion cities) to meet with vendors and gather cost intelligence. Requirements
5+ years of experience in construction estimating, cost analysis, or project management within residential or mixed-use construction. Proven experience preparing detailed material take-offs and cost estimates for single-family and multifamily projects. Strong negotiation skills with subcontractors and vendors; demonstrated success in cost optimization. Proficiency with construction management or estimating software (e.g., Procore, Sage). Solid understanding of construction processes, materials, and sequencing. Ability to operate independently, manage multiple projects simultaneously, and communicate effectively with internal teams and partners. Bachelor’s degree in a related field preferred (not required if compensated by extensive practical experience).
