Description This position assumes total responsibility for the physical plant. The Chief, Building Engineer is responsible for closely monitoring, identifying, and communicating problems throughout all phases of general maintenance of the building(s). This includes areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, as well as other minor building repairs and cleanliness. The role requires making recommendations, performing repairs, conducting replacement maintenance, and implementing preventive maintenance based on company procedures and guidelines.

Your Responsibilities:

Maintain a safe and secure environment throughout the building(s).

Supervise, train, and direct maintenance staff through work orders.

Plan, monitor, and appraise job results; coach, counsel, and discipline employees.

Assess repair needs and estimate time required; determine necessity of professional assistance.

Monitor the functions of service contractors and maintenance contractors.

Inventory and manage acquisition of maintenance supplies.

Maintain disaster preparedness by identifying potential issues, developing response plans, and managing crises.

Complete reports and work orders for repairs.

Be available on call for emergencies and projects as assigned by the property manager.

Schedule and assign work responsibilities to employees to meet shift requirements.

Request materials, tools, and supplies needed for a job.

Administrate preventive/reactive maintenance schedule.

Record and evaluate preventive maintenance activities and programs.

Oversee or participate in construction, installation, and preventative maintenance of equipment.

Observe/evaluate corrective maintenance or repair on equipment.

Orient and train employees to perform maintenance activities and tasks.

Follow safety procedures and maintain a safe work environment.

Perform maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs when a permit is not required.

Use new equipment safely and follow safety procedures before use.

Skills & Qualifications:

High school diploma or equivalent preferred; ongoing education in maintenance, repairs, and replacements as required by industry-sponsored seminars.

HVAC and/or other related trade licenses or certifications may be required.

Strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing, and electricity.

Minimum of three (3) to five (5) years of general experience in building trades, repair and replacement maintenance, or handy work.

Supervisory experience preferred.

Proficiency with Microsoft Office applications—Word, Excel, and email.

Effective written and verbal communication skills.

Strong customer service, communication, and interpersonal skills required.

Valid Florida driver’s license required.

Physical Requirements:

Ability to lift up to 50 lbs while following proper safety procedures.

Work in an upright standing position for long periods; reach overhead; full range of mobility in upper and lower body.

Perform tasks that may include stooping, standing, bending over, sitting, kneeling, squatting for extended periods, climbing stairs, and navigating the property/building quickly and easily.

Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders).

Work under varying environmental conditions (heat, cold, wind, rain, humidity).

Repeat motions with wrists, hands, and fingers.

Lift, pull, and push materials and equipment up to 50 lbs occasionally to complete assigned tasks.

Communicate, receive, and exchange ideas and information verbally and in written form.

Supervisory Responsibilities:

Responsible for the management of the maintenance team members.

Compensation $90,000 - $95,000 annually

Schedule Monday - Friday
