The Hands‑On Chief Engineer is responsible for the operational management and direct maintenance of all building systems while providing effective leadership of the engineering team. This role combines strategic oversight with hands‑on technical work, ensuring safe, efficient, and cost‑effective operation of machinery and systems. The Chief Engineer must maintain the highest level of professionalism while achieving 100% uptime and meeting client needs through both supervisory duties and direct technical involvement. Day‑to‑day responsibilities
Leadership & Management
Supervise and manage engineers and maintenance staff including hiring, training, coaching, and personal development. Organize and manage all administrative functions including work order and preventive maintenance programs, monthly reports, budgets, timesheets, and supply ordering. Hands‑On Technical Operations
Perform direct maintenance on lighting systems including bulb and ballast replacement. Conduct HVAC maintenance including coil cleaning, evaporator coil cleaning, and system repairs. Execute minor plumbing repairs and general building maintenance tasks. Complete special assignments including painting, locksmith work, door repairs, dock door and plate maintenance. Maintain and repair rack systems and building equipment as assigned. Operate hand and power tools, power lifts, scaffolding, and ladders safely and effectively. Building Systems Management
Oversee maintenance and continuous operation of fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature control systems, critical environments, and digital systems (fire alarm, duress, card access). Troubleshoot all building systems including electric and pneumatic controls. Interpret blueprints, schematics, and technical documentation. Maintain labeling and corrugate machines. Setup comprehensive utility tracking and management programs for electricity, natural gas, fuel oil, and water. Safety & Compliance
Identify safety hazards and implement remediation procedures to ensure safe working environment. Implement, administer, and manage safety training programs. Ensure compliance with all regulatory laws, guidelines, Federal, State, and Local requirements. Maintain good housekeeping and recognize/eliminate safety hazards. Ensure proper storage, usage, and disposal of hazardous materials. Project & Documentation Management
Ensure major projects are properly planned, executed, and closed out according to industry standards. Maintain all infrastructure and compliance documentation including up‑to‑date building drawings and single lines. Oversee contractor activities and provide advance training and notification regarding building critical functions. Ensure CEWA (Critical Facility Work Authorization) process understanding among staff, tenants, and contractors. Document work performance and materials procurement as directed. Strategic Planning
Identify maintenance objectives and incorporate into documented preventive, predictive, and reactive maintenance procedures. Assist in Capital plan development including infrastructure upgrades, equipment replacements, and building modifications. Work with General Manager to manage tenant and capital improvement construction projects. Annually prepare operational and capital budget portions and monitor expense performance. Work Schedule
Monday‑Friday, 8:00 am‑4:30 pm with flexibility required. Position includes intermittent overtime and after‑hours on‑call responsibilities. Required Qualifications
High school diploma or equivalent. 6+ years’ experience with commercial building operating systems and general building maintenance procedures. 2+ years of maintenance lead or management experience. Valid state driver’s license. Ability to lift a minimum of 60 lb. and use ladders up to 30 ft. Mechanical and electrical aptitude with ability to troubleshoot all building systems. Excellent skills operating hand and power tools, power lifts, scaffolding, ladders. Ability to read digital meters, voltage testers, blueprints, and schematics. Proficient knowledge of Microsoft Office/Suite. Excellent communication skills in English, both oral and written. Ability to work independently or in a team environment. Preferred Qualifications
Experience with CMMS systems such as Corrigo. Work Environment
Working inside warehouse/distribution center. Must work at heights up to and sometimes exceeding 35 ft. Must regularly lift up to 50 lb. and frequently move up to 100 lb. Position requires frequent climbing, bending, kneeling, and lifting. Salary / Compensation
