HVAC BAS Specialist / Journeyman Cushman & Wakefield

Location: Boston, MA (heart of Boston)

Job Description Summary Responsible for operation, maintenance, and documentation of all base building HVAC systems and equipment to ensure tenant comfort in a class A commercial high‑rise. Duties include monitoring, troubleshooting, repairing HVAC equipment, maintaining BAS (Siemens Insight/Desigo), and managing work orders via Angus CMMS.

Essential Functions & Responsibilities

Perform proactive monitoring, maintenance, and repairs on base building mechanical equipment.

Operate and troubleshoot BAS/EMS and HVAC control sequences.

Collaborate with facilities team, engineers, contractors, and consultants.

Ensure tenant HVAC operates properly before construction close‑out/commissioning.

Meet contractual KPIs set by property managers or engineer teams.

Respond to work orders promptly, providing status updates to tenants and F.M. staff.

Own the work‑order process from start to finish, including shift handoff.

Identify EMS performance problems and recommend root‑cause solutions.

Continuous evaluation of EMS controls, recommending needed updates or repairs.

Maintain a professional, safe, and clean work environment.

Support preventive maintenance program and assist with emergency repairs.

Create and adhere to SOPs for site‑specific equipment.

Track BAS metrics and tenant work orders to reduce complaints.

Other duties as assigned. Requires availability for emergency repairs.

Requirements

Five (5) years HVAC industry experience, including at least two (2) years working on automation systems.

Experience troubleshooting and repairing DDC control systems; programming skills for Siemens Insight & Desigo preferred.

In‑depth knowledge of air‑handling, airflow, IAQ, heating, exhaust, and ancillary support equipment.

Proficiency with Angus CMMS and BAS/EMS (Siemens Insight/Desigo).

Ability to read and interpret detailed plans, specifications, and operating manuals.

Proficiency in Microsoft Office, especially Excel.

Excellent verbal and written communication skills, with a focus on customer service.

Physical ability to lift 25‑lb frequently, 50‑lb occasionally; climb ladders and use aerial lifts.

Preferred Skills

Extensive experience operating Energy Management Systems.

Advanced training by an external automation control provider, preferably Siemens Automation.

Compensation $41.01 – $48.25 per hour (dependent on location, experience, and collective bargaining agreements).
